Motion was made by Bob Adams to approve the December 17, 2014 minutes of the Planning &
Zoning Board and was seconded by Randy Wright motion was approved 5-0.
III. PUBLIC HEARINGS
1. VA-113-14: The applicant, Bruce A. Inman is requesting a variance to waive the
required building setback of five feet for an addition located at 3051 Cove Drive.
Principle Planner, Corinne Lajoie made a presentation and recommends approval.
The property owner also addressed the board.
Motion was made by Derrick Hankerson to approve item #1, VA-113-14 and was seconded by
Bob Adams; motion was approved 5-0.

2. VA-98-14: The applicant, R.J. Marina Holdings, LLC., is requesting a variance
for signage for property located at 70 S. Bryan Road.
Principle Planner, Corinne Lajoie stated the applicant was not in attendance
The board has requested the applicant to be in attendance and the item to be continued until the
February 18, 2015 meeting.
Motion was made by Randy Wright to continue item #2, VA-098-14 until February 18, 2015
Planning and Zoning Board meeting and was seconded by Tim Pribisco, motion was approved 4-0.

3. SE-54-14/VA-51-14/VA-52-14/SP-53-14: The applicant, Craven Thompson &
Associates, Inc., is requesting special exception, variances, and site plan approval
for the construction of a foot fast food restaurant 2091 Griffin Road.
Principle Planner, Corinne Lajoie gave a brief update of the revisions made by the applicant
from the comments at the previous Planning and Zoning board meeting and recommends
approval.
Sue Delegal, attorney representing the applicant gave a detailed presentation.
City residents and the Mayor spoke in favor of this project
Board Member, Tim Pribisco asked the traffic engineer to explain the traffic study in more detail.
Traffic Engineer, Jose Rodriquez explained in detail the traffic study provided for this property.
Motion were made by Bob Adams to approve item #3, SE-54-14 and was seconded by Derrick
Hankerson, motion was approved 4-1.

RESOLUTION NO. 2015-003
A RESOLUTION OF THE PLANNING AND ZONING BOARD OF THE CITY
OF DANIA BEACH, FLORIDA, APPROVING THE VARIANCE REQUEST (VA-
98-14) SUBMITTED BY R.J. MARINA HOLDINGS, LLC, PROPERTY OWNER,
FOR PROPERTY LOCATED AT 70 SOUTH BRYAN ROAD IN THE CITY OF
DANIA BEACH, FLORIDA; PROVIDING FOR CONFLICTS; FURTHER,
PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, Chapter 28, entitled “Land Development Code”, of Article II, Section 505-
120(O) entitled “Signage regulations for hotel, single-establishment and two-establishment
commercial and industrial developments, and institutional developments in commercial and
industrial zoning districts” of the Code of Ordinances of the City of Dania Beach, sets forth the
requirements for wall signs for industrial developments within the City of Dania Beach; and
WHEREAS, Section 505-120(O) of the Dania Beach Code of Ordinances permits one (1)
wall sign per building frontage; and
WHEREAS, R. J. Marina Holdings, LLC, Property Owner, is requesting a variance approval
(VA-98-14) to allow wall signs on the north and south building elevations, which is not the building
frontage on the property located at 70 South Bryan Road, in the City of Dania Beach; and
NOW, THEREFORE, BE IT RESOLVED BY THE PLANNING AND ZONING
BOARD OF THE CITY OF DANIA BEACH, FLORIDA:
Section 1. That that certain application (VA-98-14) for variance is approved.
Section 2. That this variance approval is pursuant to the criteria identified in Chapter 28,
Entitled “Land Development Code”, Part 5, entitled “Signage and Design Regulation” of Article 505
entitled, “Signage regulations”, Section 505-120, entitled “Relief from requirements, sign variances”
of the Dania Beach Land Development Code.
Section 3. That this variance approval shall follow the expiration regulations in
accordance with Chapter 28, entitled “Land Development Code”, Part 6, entitled “Development
Review Procedures and Requirements, of Article 625, entitled “Variances”, Section 625-50, entitled
“Expiration of variances” of the Dania Beach Land Development Code.
Section 3. That all resolutions or parts of resolutions in conflict with this Resolution are
repealed to the extent of such conflict.

Section 4. That this Resolution shall be in force and take effect immediately upon its
passage and adoption.
