Approval of Minutes of the Planning and Zoning Board from the April 15, 2015
meeting.
III. PUBLIC HEARINGS
1. VA-035-15: The applicant, Lucian Pirone, is requesting a variance to waive the
required two (2) foot driveway setback for a property located at 5043 SW 24th
Avenue.
2. VA-051-15: The applicant, Joy Kramer, The Urban Group, on behalf of the
property owner, Lori Escalona is requesting a variance to waive the required
seven (7) feet air conditioner unit setback on the north side of the property
located at 4537 SW 24th Avenue.

II. APPROVAL OF MINUTES
Motion was made by Randy Wright to approve the March 18, 2015 minutes of the Planning &
Zoning Board and was seconded by Bob Adams, Motion was approved 5-0.

III. PUBLIC HEARINGS
1. VA-98-14: The applicant, R.J. Marina Holdings, LLC., is requesting a variance for
signage for property located at 70 S. Bryan Road.
Director, Marc LaFerrier made a presentation and recommends approval.
The applicant’s representative, Spencer Milligan spoke on how they have been developing the site
and improving the property and plan to place the signs on the north and south side.
Motion was made by Randy Wright to approve VA-98-14 and was seconded by Bob Adams,
motion was approved 0-5.

2. VA-029-15: The applicants, Regina M. Agnon and Gary Schank are requesting a
variance to waive the maximum requirements for a shared boat dock and mooring pile waterway
encroachment for properties located at 609 and 613 NW 7th Street.
City Planner, Mariluz Maldonado made a presentation and recommends approval.
Applicant, Gary Schank shared more photos of the docks and said they will not be encroaching
on any other homeowners’ properties.
Motion was made by Tim Pribisco to approve VA-029-15 which includes a shared boat dock,
mooring pile and boat lift and was seconded by Randy Wright, motion was approved 0-5.

3. VA-030-15: The applicant, Douglas Hilliard is requesting variances to waive the code
required dimensions and setbacks to accommodate a two car garage at 821 Argonaut Isle.
City Planner, Mariluz Maldonado made a presentation and recommends approval.
Applicant, Douglas Hilliard spoke briefly about his variances for the garage.
Bob Adams recommended to amend the variances as follows:
Variance #1 – the front setback to provide 16.6 feet
Variance #2 – remains as presented
Variance #3 – not necessary because the amendment to Variance #1 results to meeting the code
Variance #4 – parking stall lengten to provide 16.6 feet.
Motion was made by Bob Adams to amend VA-030-15 with the above conditions of approval
and was seconded by Derrick Hankerson, motion was approved 0-5.

IV. DIRECTOR’S REPORT
None.
Motion was made by Bob Adams to adjourn the meeting and was seconded by Tim Pribisco,
motion was approved 0-5.
