APPROVAL OF MINUTES
Motion was made by Randy Wright to approve the June 18, 2014 minutes of the Planning &
Zoning Board sitting as Local Planning Agency and was seconded by David Nuby Jr., Motion was
approved 5-0.
BOARD ITEMS
1. TX-74-14: The applicant, Dennis D. Mele, Esq., on behalf of Dania Beach Developers,
LLC., is requesting a text amendment to the Beach Gateway Mixed-Use (GTWY-MU)
zoning district and the Incentives section of the Land Development Code.
Corinne Lajoie, Principal Planner presented the board with a letter of continuance for this item.
Motion was made by Derrick Hankerson to continue item #1, TX-074-14 and was seconded by
David Nuby Jr , motion was approved 5-0.

APPROVAL OF MINUTES
Motion was made by Randy Wright to approve the June 18, 2014 minutes of the Planning &
Zoning Board and was seconded by Derrick Hankerson, motion was approved 5-0.
BOARD ITEMS
1. VA-071-14: The applicant, John A. Leto SR Trust, is requesting a parking variance to
waive five (5) of the required thirty-nine (39) parking spaces for a commercial building
located at 3036 Griffin Road.
Mariluz Maldenado, City Planner made presentation this item and recommends approval.
Randy Wright asked the applicant “how many employees for all businesses and how many kids
enrolled in the daycare within the shopping plaza?”
The applicant responded approximately12 employees and approximately 27 children enrolled in
the current daycare establishment.
Randy Wright stated that between 5pm and 6pm there might be a concern for inadequate parking.
He asked the applicant if the daycare owners showed any concern for reduced parking.

Motion was made by Derrick Hankerson to approve item #1 and was seconded by Randy
Wright, motion was approved 5-0.

2. VA-73-14: The applicant, Shawn Towne, is requesting a variance to allow a thirty-two
(32) percent pervious area; code required thirty-seven (37) percent pervious area; per
Section 215-130 and to allow a circular drive with two (2) nine (9) feet wide curb cuts;
code permits a driveway with one curb cut located within 20 feet from the side property
line; per Section 303-90. for a property located at 26 SW 11 Street.
Corinne Lajoie, Principal Planner made presentation and recommends approval.
David Nuby Jr. asked staff how old is this property?
Staff answered very old.
Randy Wright stated that he thought it would look better if the applicant would remove the piece
of asphalt and add pavers all the way across.
The applicant, Carl Town stated that could be done.
Motion was made by Randy Wright to approve item #2 with the removal of asphalt and was
seconded by Derick Hankerson, motion was approved 5-0.
