Motion was made by David Nuby Jr. to approve the October 15, 2014 minutes of the Planning
& Zoning Board sitting as Local Planning Agency and was seconded by Randy Wright, Motion was
approved 5-0.
BOARD ITEMS
1. RZ-82-14: The applicant, Michael Vonder Meulen/Keith & Associates, Inc., on behalf of
the property owner Broward County Board of County Commissioners, is requesting to
rezone a property located at 4980 SW 40 Avenue.
Principle Planner, Corinne Lajoie gave presentation and recommends approval.
Motion was made by Bill Harris to approve item #1, RZ-82-14 and was seconded by David
Nuby Jr. motion was approved 5-0.

2. TX-111-14: The applicant, City of Dania Beach, is requesting several zoning text
amendments to the City’s Unified Land Development Code, known as OneCode.
Principle Planner, Corinne Lajoie gave presentation removing #5 and recommends approval.
Board Member, David Nuby Jr. asked what if there was a distance separation requirement in
regards to schools and microbreweries?
Corinne answered no.
Board Member, Randy Wright stated #2- micro-brewery, may not be what the city is looking of in
our mixed use area, #5- airspace restrictions can we just eliminate this from the code? And
finally #6- columns, these are considered a hard surface maybe we should add the word
“eliminate” in front of columns.
Corrine stated she would relook at the wording of #5.
Motion was made by Randy Wright to approve item #2, TX-111-14 and was seconded by Bill
Harris. motion was approved 5-0.

Motion was made by Derrick Hankerson to approve the October 15, 2014 minutes of the
Planning & Zoning Board and was seconded by Randy Wright motion was approved 5-0.

Campeau USA Inc. is requesting a variance to waive the required driveway setback
of two feet for a property located at 5771 SW 29 Terrace.
Mariluz Maldanado, City Planner stated the applicant was not here to comment, she asked
the board how they wished to proceed.
The board stated they would continue the item until the next Planning and Zoning meeting on
December 17, 2014.
Motion was made by Randy Wright to continue item #1, VA-097-14 until the December 17,
2014 Planning and Zoning Board meeting and was seconded by Derrick Hankerson motion was
approved 5-0.

2. SE-54-14/VA-51-14/VA-52-14/SP-53-14: The applicant, Craven Thompson &
Associates, Inc., is requesting special exception, variances, and site plan approval
for the construction of a foot fast food restaurant 2091 Griffin Road.
Principle Planner, Corinne Lajoie gave presentation and recommends approval.
Board Member, David Nuby Jr. asked how you will handle traffic flow.
Corinne state the site plan shows only one entrance off of Griffin Road and because they do not
have a drive thru stacking will be limited. Also the City Engineer approved plans as shown
during the site plan review process.
City Attorney, Tom Ansbro gave a brief history of the site.
The Architect explained the surrounding hotels cannot meet the needs of their customers and this
proposed establishment would appeal to them.
Chairman, Tim Pribisco stated in regards to the parking spaces and access, I would recommend
you talk to the adjacent property owners to discuss negotiations.
Sue Delagal, representing the applicant, requested to continue the item until the January 21,
2015 Planning and Zoning Board meeting.
Motion was made by Randy Wright to continue item #2, SE-054-14/VA-051-14/VA052-14/SP-
053-14 until the January 21, 2015 Planning and Zoning Board meeting and was seconded by Bill
Harris motion was approved 5-0.
