SOUTHEAST ONE-QUARTER (SE %) OF THE SOUTHWEST ONE-

SECTION 33, TOWNSHIP 50 SOUTH, RANGE 42 EAST, BROWARD
COUNTY. EXCEPTING THEREFROM THAT PORTION OF THE EAST

is hereby accepted and approved. With respect thereto, the City of Dania consents and
agrees that such plat may be recorded in the Public Records of Broward County, Florida,
upon further approval of all agencies of Broward County, Florida, having jurisdiction in the
matter.
Section 2 That the dedication for public use of all streets, highways and alleys, as
shown on the plat of said "LETO OAKS", is hereby accepted by the City of Dania, Florida.
Section 3 That all ordinances or parts of ordinances and all resolutions or parts of
resolutions in conflict herewith be and the same are hereby repealed to the extent of such
conflict.

PL-21-96 REQUEST FOR PLAT APPROVAL FOR A .93 ACRE PARCEL
LOCATED ON THE NORTH SIDE OF STIRLING ROAD WEST
OF I-gs-."LETO OAKS"
Date:December 10, 1996
Please schedule a public hearing for the second reading of an ordinance approving the
request for plat approval for the .93 acre parcel located on the north side of Stirling
Road to the west of l-95. The name of the proposed plat is " Leto Oaks". The applicant
is John Leto.
The Planning and Zoning Board reviewed this request at their November 1 9, 1996
meeting. The recommendation is to approve the plat as it conforms to platting
requirements of the City of Dania. The request is consistent with the comprehensive
plan and zoning code.
There is a single family dwelling on the site. The property is zoned M-1, Light lndustrial
The land use designation is Commercial. The proposed note on the plat is for 10,000
sq. ft. of office use. The City Commission will have the opportunity to review a site plan
for any development proposed on this property in the future. Commercial development
would require a plat note change by delegation request.
Surrounding uses include various commercial uSeS to the south across Stirling Road in
Hollywood such as Miami Subs, and retail stores. To the east the property is zoned M-
1 and B-2 with a vacant property, a nursery and the site where the Texaco Station was
recently demolished. To the north is vacant property with M-1 zoning. To the west
along Stirling are primarily retail and warehouse uses.
The plat indicates there is 53'to the centerline of Stirling Road which complies with the
Trafficways Map. There is a non-vehicular access line shown along the southern

propefi line with an opening on the east side restricted to right turns. FDor must
approve all openings and access since Stirling is a state highway.
The recommendation is to approve the plat as it complies with the requirements of cityCode. The request, with the plat reshiction as noted for 10,000 sq. ft. of office, is
consistent with the land use plan, the zoning code and with right-of-way requirements
for Stirling Road.
