AN ORDINANCE OF THE CITY OF DANIA, FLORIDA, APPROVING
THE "LETO SQUARE, PLAT, SAME BEING: THE WEST TWO
HUNDRED FORTY-FOUR HUNDRETHS (244.07) FEET OF THE
NORTH TWO HUNDRED (200) FEET OF THE SOUTH FOUR
HUNDRED (400) FEET OF THE NORTHWEST QUARTER (NW %) OF
THE NORTHWEST QUARTER (NW %) OF THE NORTHEAST
QUARTER (NE %) OF SECTION THREE (3), TOWNSHIP FIFTY-ONE
(51) SOUTH, RANGE FORry TWO (42) EAST, LESS THE WEST
FORTY N|NE (49) FEET FOR ROAD RIGHT-OF-WAY PURPOSES;
AND ACCEPTING THE DEDICATION FOR PUBLIC USE OF ALL
STREETS, HIGHWAYS AND ALLEYS AS SHOWN ON SAID PLAT OF
"LETO SQUARE,, PLAT; PROVIDING THAT ALL ORDINANCES OR
PARTS OF ORDINANCES AND ALL RESOLUTIONS OR PARTS OF
RESOLUTIONS IN CONFLICT HEREWITH BE REPEALED TO THE
EXTENT OF SUCH CONFLICT; AND PROVIDING FOR AN
EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF DANIA, FLORIDA:
Section 1 That the Plat of "Leto Square", same being:
THE WEST TWO HUNDRED FORTY-FOUR (244.07) FEET OF THE NORTH
TWO HUNDRED (2OO) FEET OF THE SOUTH FOUR HUNDRED (4OO) FEET
OF THE NORTHWEST QUARTER (NW %) OF THE NORTHWEST QUARTER
(NW %) OF THE NORTHEAST QUARTER (NE %) OF SECTION THREE (3),
TOWNSHIP FIFTY-ONE (51) SOUTH, RANGE FORTY TWO (42) EAST, LESS
THE WEST FORTY NINE (49) FEET FOR ROAD RIGHT-OF-WAY PURPOSES.
is hereby accepted and approved. With respect thereto, the City of Dania consents and
agrees that such plat may be recorded in the Public Records of Broward County, Florida,
upon further approval of all agencies of Broward County, Florida, having jurisdiction in the
matter.
section 2. That the dedication for public use of all streets, highways and alleys, as
shown on the plat of said "LETO SOUARE", is hereby accepted by the City of Dania, Florida'
Sect ion 3. That all ordinances or parts of ordinances and all resolutions or parts of
resolutions in conflict herewith be and the same are hereby repealed to the extent of such
conflict

Please schedule a public hearing for the second reading of an ordinance approving the
request for plat approval for the .90 acre parcel located aL245-249 Federal Highway
which is on the east side of Federal Highway south of stirling Road. The name of the
proposed plat is "Leto Square". The applicant is John Leto.
The Planning and Zoning Board reviewed this request at their November 19, 1996
meeting. The recommendation is to approve the plat as it conforms to plafting
requirements of the City of Dania. The request is consistent with the comprehensive
plan and zoning code.
There is a 4,413 sq. ft. building on the site which has an office use and a retail use.
The property is zoned c-3, commercial. The land use designation is commercial. The
proposed not" on the plat is for 9,750 sq. ft. of office use. The city commission will
'have the opportunity to review a site plan for development proposed on this property in
the future.
surrounding uses include primarily commercial uses along both sides of Federal
Highway. Dania Elementary School, which is zoned open space is immediately south
"n-o """t of the subject property. The property immediately north is the Sunshine villa
Apartments.
The plat indicates that an additional 4' is being dedicated for Federal Highway which will
total 53' to the centerline which complies with the Trafficways Map. FDOT must
approve all access and openings to Federal Highway prior to final plat approval. There

The recommendation is to approve the plat as it complies with the requirements of City
Code. The request, with the plat restriction as noted for 9,750 sq. ft. of office, is
consistent with the land use plan, the zoning code and with right-of-way requirements
for Federal Highway.
