WHEREAS, Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the City of Dania Beach, Florida, states that a site plan is required as a condition to the issuance of a building permit; and WHEREAS, Marvin Mandel, President, MFA lnvestments, LLC., has applied for a modification to the site plan relating to the proposed construction of a 26,650 square foot office / warehouse building, located on the southwest corner of SW 39th Street and Ravenswood Rd., Dania Beach; and NOW, THEREFORE, BE IT RESOLVED BY THE CIry COMMISSION OF THE CITY OF DANIA BEACH, FLORIDA: Section 1. That the proposed modification to the site plan relating to the construction of a 26,650 square foot office / warehouse building by MFA lnvestments, LLC. (SP-56-OO), located on the southwest corner of SW 39th Street and Ravenswood Rd., is approved, with the understanding that two clusters of three Alexander Palms be added to the front of the building. Section 2. That based upon the criteria set forth in Section 8-4(p) of Article 1 of Chapter 8, of the Code of Ordinances of the City of Dania Beach, all site plan approvals shall automatically expire and become null and void unless building permits are obtained sP-56-00 RESOLUTTON NO. 2002-1941 on or before 18 months from the date of this resolution Section 3. October 22,2002 On January, 2001, the applicant submitted a site plan for a 26,000 square foot office/warehouse building at the above location. The site plan complied with therecently adopted lRoM design criteria. Glass windows and doors were provided along 90%o of the building frontage (Ravenswood Road), landscaping is provided abutting the building, and loading doors were located to the rear. The primary building color was white. Entry canopies, architectural details, andwindow frames were various shades of green. The City Commission unanimously approved the site plan (including building color scheme) on February 27,2001. The building shell has been completed. Landscaping and pedestrian entry canopies have yet to be installed. While the building elevation is as approved bythe commission, the color scheme has changed. Staff has requested the applicant provide a detailed color rendering for commission review. RECOMMENDATION To be presented at the City Commission meeting RESOLUTTON NO. 200,t _025 WHEREAS, section 8.4 of Article i of chapter g of the code of ordinances of the city of Dania Beach, Florida, states that a site plan is required as a condition to the issuance of a building permit; and wHEREAS, Marvin Mander, has applied for site plan approval for the proposed construction of a 26,650 square foot office / warehouse building to be located on the Southwest corner of sw 39th street and Ravenswood Rd. within the city of Dania Beach; and wHEREAS, the Planning & Zoning Board on January 17 ,2001, recomnrended that the city commission grant the site plan request (sp-s4-oo), based upon the criteria set forth in Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the City of Dania Beach; NOW THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY OF DANIA BEACH, FLORIDA: Section 1.
