A Miami developer plans to buitd a $25 million marinebusiness park on one of the last parcels of oPen space in the heart of a marine district. If everything goes as planned, Anthony CabreraJr., president of Epoch Corp., will develop the 1 7-acre strip, which has been va- cantfor about two decades. It used to house a trailer park. The site is bounded by State Road 84 on the north, Southwest 3oth Avenue on the west and Interstate 595 on the south. That section of State Road 84 is known as Marina Mile, and is a hub for about 45 ma-- rine businesses. Cabrera received city leaders' unanimous support for the project week when city com- missioners tentatively voted 5-0 to rezone the enlire property general commercial. The site had been zoned part general commercial and part open space. "It's wonderful, it's the last piece of gold on Marina Mile," said Margaret Croxton, di- rector of corporate communications for the proposal dubbed the Marina Mile business park. Not only is Croxton a huge cheerleader forthe project, but she serves as the execu- tive director ofthe Marina Mile 84 Associa- tion, v/hich represents area marinebusiness- es. Croxton said this project has strong back- ing from the association because it will pro- yide office space needed in the district. The developer hopes to lureyacht manu- facturers and other marine businesses to the property. Ratherthan leasing space, Cabre- ra intends to sell parcels in the proposed Ma- rina Business Park, with a pre-construction price of about $ I 15 per square foot. He is buitding the office park in four phases. Cabrera said those who purchase proper- ty therewould have an opportunityto make returns on the real estate inyestment, as op- posed to a situation where space is leased. Bill Bigger, who owns propertynearthe proposed project and is president ofthe Ma- rina Mile Association, said the development is a nice fit for that district. "lt's phenomenal forthe marine industry because it's a centralized location foryacht brokers and marine services," Bigger said. "This will be the final signature parcel avail- able on Marina Mile." Afinal hearingonthe projectwill be held at cityhall at 7 p.m. onJune 25.
