This 2-lane road, instalted when the 2750 Griffin Road buitding, was buitt in order to create safe egress to and
from 27'h Terrace, to Griffin Road.
Functions at 4901 SW 276 Terrace, constantty btock this road with parking, creating a dangerous environment for
[ocaI residents.
Griffin Hotdings ctaims to have addressed the parking issues

Where to start? no assigned parking so it's
firsl come, first served and with the retail
space downstairs, you are competing tor a
spot. You will circle the parking lot 20 times
before you find a spot. The walls are super
thin and normal conversations can be
overhead. No sense of community
whatsoever. Smells from the restaurants
downstairs willtravel up to your unit.
Garbage ends up throughout the parking lot
every night because lenants just don't care.
Fitness room equipment hasn't worked
since day one and equipment will either not
start or stop abruptly. which management is
not fixing. Lale night partying and there are
nrultiple AirBnb unrts throughout the buildrng
twhich management willdeny!)so lots of
noise. RUN AWAY!!

One Bedroom Condos, advertised and used as TWO-bedroom Condos for Airbnb and Long-Term
Rentals, As of Feb 18'h, 16 two-bedroom condos are avaitabte to
choose from, so how many one-bedrooms are rented as two-
bedrooms? This can impact parking space demand!

The day after the Ptanning and Zoning committee meeting, the Vatets made a vatiant effort
trying to find ptaces for the cars. Every nook around the Koosh bl.dg. is jammed with cars,
so then they used the loading zone for perpendicular parking.
