5/1/25 •Notarized letter authorizing conveyance of an additional 35ft of land. Signed by
former Mayor Bobbie H. Grace.
6/2/25 •Application submitted to the City of Dania Beach
6/20/25 •Paid required fees for public hearing labels. All required fees totaled over $6k.
6/26/25 •Notice letters were sent out to anyone within 1,000ft of the property, by the City.
•St. Ruth Missionary Baptist Church also received a letter.
6/30/25
•Two signs were posted showing the Public Hearing information on the Vacation
request.
•Members of St. Ruth took photos.
7/10/25
•The City informed us of additional letters from houses on NW 12th Ave, 1200 Old
Griffin LLC, and St. Ruth.
•We called and met at the site with Pastor Manuel and his team
to explain and address any concerns. We also addressed our safety concerns and
asked for the church’s support. We were told they did not see an issue; they just
needed to meet with other church trustees.
7/11/25 •St. Ruth contacted the City requesting more time for the letter and was granted
another week to produce the letter.

7/16/25 •Planning and Zoning approved this request with a 4-1 vote.
•St. Ruth Board Members and leadership were there.
9/23/25 •We met with the Director of Community Development and the Mayor at the site
location.
9/24/25 •Pastor Manuel (St. Ruth) requested a same-day meeting at 6pm at the church
with his trustees and team; we met.
9/25/25
•First Reading passed with a 3-2 vote.
•Second reading was pushed back another 30 days, at the request of the church
because they informed the City they were told about this last minute. This
timeline proves otherwise.
•The request was granted.

•Confirmed by an arborist, this is a
healthy specimen tree, protected
under the Dania Beach Code.
•Because it poses no hazard and is
healthy, the City will not authorize
removal simply for convenience.
•Removal would only be possible
with a development agreement
for a roadway.
•Building a new road here is not
feasible; it would require
acquiring additional properties,
which the code does not support.
Road Access
The City’s Land Development Code (section 815) states a new road have a minimum width of , and no other building or structure shall be erected closer than 25 ft to the center of such streets.

City’s Comprehensive Plan
This application supports the City’s Strategic Plan by furthering the following goals:
•Goal 2.2 To assure citizens have decent, safe, resilient and sanitary housing in
neighborhood environments that are attractive, secure, and free from urban blight.
•Policy 1.1.1.1.2 The City will continue to respect the judicially acknowledged and
constitutionally protected right of a property owner to physically possess and
control their interests in the property,including easements,leases,or mineral rights.
•Objective 2.2.1 To maintain the integrity of existing residential neighborhoods
and to promote their preservation and rehabilitation.
Staff Analysis
•The City will remove the City solar light on the eastern side of the ROW.
•An existing catch basin, fire hydrant, and underground water lines
will remain, with a perpetual access easement established to ensure
continued access to this existing infrastructure.
•Private ownership & control of the property will help control & limit
criminal activity at this location.
•This application will require two (2) readings at public hearing by the
City Commission.
