•A typical assemblage in this district will be about 200 feet deep and 90 feet wide.
•This district requires parking consistent with the general code of 1.75 spaces per unit (2 or more bedrooms
•This district also requires frontages on both US 1 and 1st (both are listed as Primary Streets). The Code also requires that parking is accessed off the rear or an alley
If this district seeks activation of these facades with non-back of house or parking areas, there are significant challenges.
Even if you change the zoning for primary frontages, it won’t solve the design problem for 1st Ave.
In this district, if height is limited to
current zoning, 1st Ave should be
promoted as an alley and back
of house frontage rather than
one that is intended to promote
pedestrian activity.
