A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF DANIA
BEACH, FLORIDA, APPROVING THE "ANDY'S LAND" PLAT (PL-60-20)
SUBMITTED BY PULICE LAND SURVEYORS INC., ON BEHALF OF CCI
PROPERTIES 1, LLC FOR PROPERTY LOCATED AT 4695 SW 45Tx
TERRACE IN THE CITY OF DANIA BEACH, FLORIDA, AS LEGALLY
DESCRIBED IN EXHIBIT "A"; PROVIDING FOR CONFLICTS; FURTHER,
PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, pursuant to Chapter 28 of the Code of Ordinances of the City of Dania
Beach (the "Code"), which chapter contains the City Land Development Code (the "LDC"), Part
6, "Development Review Procedures and Requirements", Article 640 "Plats", it is stated that
since June 4, 1953, no principal building may be constructed on any lot unless a plat including
the lot has been approved by both the City Commission and County Commission, and recorded
in the official records of Broward County; and
WHEREAS, Pulice Land Surveyors Inc, on behalf of CCI Properties 1, LLC (the
"Applicant"), is requesting plat approval (PL-60-20) for property legally described in attached
Exhibit "A", which is made a part of and is incorporated into this Resolution by this reference;
and
WHEREAS, the "Andy's Land " Plat (PL-60-20), includes property located in the City
of Dania Beach and in the City of Hollywood, the portion of the Plat located in the City of Dania
Beach is restricted to 275 dwelling units; and
WHEREAS, on July 30, 2020, the City's Development Review Committee (the "DRC"),
which includes representatives from the Broward Sheriff's Office, Broward Fire Department,
Public Services Department, the City's landscape consultant and the Planning Division staff,
reviewed the plat for compliance with all applicable regulations; and
WHEREAS, staff recommends approval of the plat for the proposed development; and
WHEREAS, the City Commission conducted a duly noticed public hearing in
accordance with Article 640 of the LDC; and
WHEREAS, the City Commission finds that the approval of the proposed plat will
protect the public health, safety and welfare of residents of the City, and furthers the purposes,
goals, objectives and policies of the City's Comprehensive Plan.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH, FLORIDA:
Section 1. That the foregoing "WHEREAS" clauses are ratified and confirmed as
being true and correct, and they are made a specific part of this Resolution.
Section 2. That this certain application for the "Andy's Land" Plat (PL-60-20), a
copy of which is attached as Exhibit `B", which is made a part of and incorporated into this
Resolution by this reference, is approved as to the portion of the plat located in the City of Dania
Beach with a maximum of 275 multifamily residential dwelling units.
Section 3. That the issuance of a development permit by a municipality does not in
any way create any right on the part of an Applicant to obtain a permit from a state or federal
agency, and does not create any liability on the part of the municipality for issuance of the permit
if the Applicant fails to obtain requisite approvals or does not fulfill the obligations imposed by a
state or federal agency, or undertakes actions that result in a violation of state or federal law.
Section 4. That such application must be reviewed by the Broward County Aviation
Department; the point of contact is William Castillo, Airport Planner located at 220 S.W. 45
Street, Suite 101, Dania Beach, Florida, 33312, (954) 359-6100.
Section 5. That all resolutions or parts of resolutions in conflict with this Resolution
are repealed to the extent of such conflict.
Section 6. That this Resolution shall be in force and take effect immediately upon its
passage and adoption.

Please accept the enclosed plat application package as part of the improvement plan of
the above -referenced property. The complete envisioned plan consists of a mixed use
development that embraces two properties adjacent to the west (4500 S. State Road 7)
and the parcel to the immediate south of it, both situated within the City of Hollywood.
The Dania Beach application relates to the east portion of the development, proposed to
contain an eight -story building with 275 residential units. The complete project entails
additional Land Use and Rezoning applications and a Site Plan; all being submitted
concurrently with the name of "Harbor Landings".
We are uploading:
1. Completed application, signed & notarized.
2. Copy of check in the amount of $3,410.00, calculated as: $2,550.00 (base fee) + $300
($50 per/acre for the portion contained within the City) + $560.00 for Fire Dept. review.
The check will be sent via FedEx with a copy of the application.
3. Warranty Deed with proof of authorized signature attached.
4. Agent Authorization form.
5. Proof of Property Taxes paid for the year 2019.
6. Plat.
7. Survey.
8. Conceptual Site Plan.
We will submit the application to Broward County soon and will provide you with our Case
number when assigned.
