AN ORDINANCE OF THE CITY OF DANIA BEACH, FLORIDA,
APPROVING THE REQUEST MADE BY STEVEN SINGER, PRESIDENT,
ON BEHALF OF T J & F — RAVENSWOOD, INC., FOR THE "DEZII" PLAT,
SUCH PROPERTY BEING LOCATED AT 5481 RAVENSWOOD ROAD, IN
THE CITY OF DANIA BEACH AND LEGALLY DESCRIBED IN EXHIBIT
"A", A COPY OF WHICH IS ATTACHED TO THIS ORDINANCE;
ACCEPTING THE DEDICATION FOR PUBLIC USE OF ALL STREETS,
HIGHWAYS AND ALLEYS AS SHOWN ON SUCH PLAT OF THE "DEZII"
PLAT; PROVIDING FOR SEVERABILITY; PROVIDING FOR CONFLICTS;
FURTHER, PROVIDING FOR AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF DANIA
BEACH, FLORIDA:
Section 1. That the plat of"DEZII" (PL-01-05), such property being located at 5481
Ravenswood Road in the City of Dania Beach and legally described in Exhibit "A", a copy of
which is attached to this Ordinance, is accepted and approved. The City of Dania Beach consents
and agrees that such plat may be recorded in the Public Records of Broward County, Florida,
upon further approval of all agencies of Broward County, Florida, having jurisdiction in the
matter.
Section 2. That the dedication for public use of all streets, highways and alleys, as
shown on the "Dezii"plat, is accepted by the City of Dania Beach, Florida.
Section 3. That if any section, clause, sentence or phrase of this Ordinance is for any
reason held invalid or unconstitutional by a court of competent jurisdiction, the holding shall not
affect the validity of the remaining portions of this Ordinance.
Section 4. That all ordinances or parts of ordinances and all resolutions or parts of
resolutions in conflict with the provisions of this Ordinance are repealed.
• Section 5. That this Ordinance shall take effect immediately at the time of its passage
and adoption.
PASSED on first reading on July 25, 2006.
PASSED AND ADOPTED on second reading on August 8, 2006.

Section 1. That the plat of"DEZII" (PL-01-05), such property being located at 5481

which is attached to this Ordinance, is accepted and approved. The City of Dania Beach consents

SUBJECT: PL-01-05: The applicant, .Steven M. Singer, on behalf of the property
owner TJ&F Ravenswood, Inc., is requesting plat approval for property
located at 5481 Ravenswood Road (2^d READING).
The subject parcel is located on the west side of Ravenswood Road between
Emerald Boulevard and the FPL lines. The parcel measures 75' x 225'; about 1 /3 of
an acre. The parcel abuts mobile homes to the west and south. The current C-4
zoning designation allows office, retail, and heavy commercial use. The applicant is
proposing an office building. Pending plat approval, the applicant will be required
to file a site plan for P and Z and City Commission review.
PLANNING AND ZONING BOARD RECOMMENDATION
On July 19, 2006 the Planning and Zoning Board recommended approval with
conditions subject to applicant providing a 10' wide utility easement adjacent to the
5' dedicated right-of-way. The 10' easement should remain clear of any structures
and trees. (Public Services).
CITY COMMISSION PREVIOUS ACTION
On July 25, 2006 the City Commission recommended approval on first reading.

Hi Corinne,
I received your Fax regarding the Dezii Plat on Ravenswood Road. I also received a call from the applicant. My
understanding is the County agreed to a 5' right-of-way dedication instead of 15' as stated by CGA dated
February 10, 2005. 1 do not have a survey or any drawings showing the plat. I suggest we ask the applicant to
provide a 10'wide utility easement adjacent to the 5'dedicated right-of-way. The 10',easement should remain
clear of any structures and trees.
