AN ORDINANCE OF THE CITY OF DANIA BEACH, FLORIDA,
APPROVING THE REQUEST MADE BY PULICE LAND SURVEYORS,
INC., ON BEHALF OF AMSPROP DANIA BEACH INVESTMENT, LLC.,
FOR THE "CAYDEN CORNERS" PLAT, SUCH PROPERTY BEING
GENERALLY LOCATED AT THE NORTHEAST CORNER OF NE 3RD
AVENUE AND NE 2ND STREET IN THE CITY OF DANIA BEACH AND
LEGALLY DESCRIBED IN EXHIBIT "A", A COPY OF WHICH IS
ATTACHED TO THIS ORDINANCE; ACCEPTING THE DEDICATION FOR
PUBLIC USE OF ALL STREETS, HIGHWAYS AND ALLEYS AS SHOWN
ON SUCH PLAT OF THE "CAYDEN CORNERS" PLAT; PROVIDING FOR
SEVERABILITY; PROVIDING FOR CONFLICTS; FURTHER, PROVIDING
FOR AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF DANIA
BEACH,FLORIDA:
Section 1. That the plat of "Cayden Corners" (PL-31-05), such property being
generally located at the NE corner of NE 3rd Avenue and NE 2nd Street, in the City of Dania
• Beach and legally described in Exhibit "A", a copy of which is attached to this Ordinance; is
accepted and approved. The City of Dania Beach consents and agrees that such plat may be
recorded in the Public Records of Broward County, Florida, upon further approval of all agencies
of Broward County, Florida, having jurisdiction in the matter.
Section 2. That the dedication for public use of all streets, highways and alleys, as
shown on the "Cayden Corners"plat, is accepted by the City of Dania Beach, Florida.
Section 3. That if any section, clause, sentence or phrase of this Ordinance is for any
reason held invalid or unconstitutional by a court of competent jurisdiction, the holding shall not
affect the validity of the remaining portions of this Ordinance.
Section 4. That all ordinances or parts of ordinances and all resolutions or parts of
resolutions in conflict with the provisions of this Ordinance are repealed.
• Section 5. That this Ordinance shall take effect immediately at the time of its passage
and adoption.

SUBJECT: PL-31-05 — Request by the applicant Pulice Land Surveyors, Inc.,
on behalf of the property owner, AMSPROP Dania Beach
Investment, LLC, for plat approval for the property located at the
NE corner of NE 3 Avenue and NE 2 Street (SECOND READING).
PLAT
To plat approximately 1.99 acres of land to create 9 single family residential
lots.
The subject property is zoned Residential Single Family (RS-8000) and is located at
the NE corner of NE 3 Avenue and NE 2 Street, directly north of Frost Park.
The applicant has provided public roads and side walks on the plat. The resulting
plat provides 9. single family lots, each meeting the minimum required square
footage of 8,000 with a 75 foot minimum lot width.
The applicant is proposing payment in lieu of land dedication to satisfy the park land
dedication. According to the code, .081 acres of park land dedication is required,
which is equivalent to $18,206.34, based on the appraised of the property dated
December 2, 2005 valuing the land at $447,250.00.
CITY COMMISSION PREVIOUS ACTION
On January 24, 2006 the City Commission approved the request on first reading.
PLANNING AND ZONING BOARD
On January 18, 2005 the Planning and Zoning Board recommended approval of the
requested plat.
STAFF RECOMMENDATION
• Approval of plat, provided the City Commission accept the $18,206.34 payment in
lieu of park land dedication.
