A RESOLUTION OF THE CITY OF DANIA BEACH, FLORIDA,
APPROVING THE DELEGATION REQUEST SUBMITTED BY J. EDWARD
MENGER, V.P. OF WASTE CORPORATION OF FLORIDA, INC., TO
CHANGE THE RESTRICTIVE NOTE ON THE PLAT KNOWN AS THE
ISGETTE RUNWAY PLAT; PROVIDING FOR CONFLICTS; FURTHER,
PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, the boundary plat known as the Isgette Runway Plat was recorded in the
public records of Broward County in Plat Book 158, Page 18; and
WHEREAS, the owners desire to revise the non-vehicular access line on the plat; and
WHEREAS, Broward County requires that the City of Dania Beach concur with this
revision prior to a review of the proposed revision by the Broward County Commission.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH, FLORIDA:
Section 1. That the City of Dania Beach approves the proposed revision to the non-
vehicular access line shown on the Isgette Runway Plat, the proposed revision being specifically
described on the staff report attached to this Resolution as Exhibit "A".
Section 2. That all resolutions or parts of resolutions in conflict with this Resolution are
repealed to the extent of such conflict.
Section 3. That this Resolution shall be in force and take effect immediately upon its
passage and adoption.

SUBJECT: DR-66-05: The applicant, Miller. Legg & Associates, Inc., is
requesting a plat amendment to change the non-vehicle
access line for property located on the east side of SW 30
Avenue, south of 1-595 & !Nest of 1-95.
PLAT AMENDMENT
To amend the non-vehicle access line (NVAL) on the subject plat.
PROPERTY INFORMATION
ZONING: Industrial Research Office Marine (IROM)
STREET FRONTAGE: SW 30 Avenue
The subject property is located east of SW 30 Avenue and is primarily underwater.
The existing plat does not allow vehicle access from SW 30 Avenue, which the
applicant is requesting to change. Applicant indicates the property is intended to be
filled and developed.
The applicant is proposing a 100 foot joint access opening at the south west corner
of the property, 50 feet to be located on the subject property and 50 feet located on
the adjacent property to the south.
The submitted plat was reviewed by various city departments and the following
comments shall be addressed:
1. Demonstrate inside turning radii of 38' and outside turning radii of 50 feet at
proposed entrance on Exhibit A (Fire Marshall).
STAFF RECOMMENDATION
Approval, subject to fire rescue access requirements.

RE: Delegation Request (NVAL) for the Isgette Property on S.W. 301h Avenue
Dear Ms. Church:
The Isgette Property is 8.12 acres, located on the east side of SW 30th Avenue,
south of 1-595 (State Road 84) and west of 1-95 in the City of Dania Beach, in
Township 50, Range 42, Section 20. Currently, the subject site, while having
frontage along S.W. 30th Avenue, is 'landlocked' due to the existing NVAL (Non-
Vehicular Access Line) on the Port 95 Commerce Park Plat, (Plat Book 144 Page
2) which restricts any 'legal' access to this site.
Initially, upon approval of the Port 95 Commerce Park Plat, the site, as currently
existing today, was predominately a lake, with a small area of dry land. As such,
it was not anticipated that access to this (lake) site would be needed since it was
'physically' prohibited. However, the Applicant proposes to fill in the lake area
and develop a Distribution Facility on the subject site. However, for any
development to occur on this site, legal site access will be required.
The Applicant has had preliminary meetings with Representatives of Broward
County Traffic Engineering and Development Management Departments, as well
as, both the Cities of Dania Beach and Hollywood to discuss the best possible
course of action to allow for 'legal site' access. The result of these preliminary
meetings is shown, on the attached Exhibit 'A'.

The proposed attached Exhibit A provides for a full-access shared opening with
the adjacent Isgette Runway Plat (Plat Book 158, Page 18) on the northern
property line, and a proposed right-out only for the southern portion of the
property.
In order to provide for these proposed access points along SW 30th Avenue,
amendment to the NVAL line for both the.Port 95 Commerce Park (Plat Book
144, Page 2) and the Isgette Runway Plat (Plat Book 158, Page 18) is required.
The attached application and supporting documentation is respectfully submitted
for your review of these NVAL amendment requests.

Delegation Request (NVAL) - Isgette's Runway Plat on S.W. 30"' Avenue
® Parcel 'A' of Isgette's Runway Plat contains 902,160 square feet located on the
east side of SW 30t' Avenue, south of 1-595 (State Road 84) and west of 1-95 in
the City of Dania Beach, in Township 50, Range 42, Section 20.
Initially, upon approval of Isgette's Runway Plat and the adjoining Port 95
Commerce Park Plat, the site was predominately a lake, with a small area of dry
land. As such, it was not anticipated that access to this (lake) site would be
needed since it was 'physically' prohibited. However, the Applicant proposes to
fill in the lake area and is under contract with a site user who wishes to develop a
Storage and Distribution Facility on the subject site. However, for any
development to occur on this site, legal site access will be required.
The Applicant has had preliminary meetings with Representatives of Broward

as the Cities of Dania Beach and Hollywood to discuss the best possible course

these proposed access points along SW 30t' Avenue, amendment to the NVAL
line for both the Port 95 Commerce Park (Plat Book 144, Page 2) and the Isgette
Runway Plat (Plat Book 158, Page 18) is required. (The submittal for the
Delegation Request for Port 95 Commerce Park Plat has been submitted
separately).
The attached Exhibits 'B' and 'C' reflect the existing and proposed NVAL,
respectively.
On Exhibit 'B,' we have shown the NVAL per 'Port 95 Commerce Park' plat in
addition to the NVAL per the 'Isgette Runway' plat. Please note, at the southwest
corner of 'Isgette's Runway,' there is a divergence of the two separate NVAL's.
This is the area in which we are requesting the 100-foot access opening (see
Exhibit 'C').
The separate package enclosed contains additional Exhibit Ws' which will be
submitted to Broward County for use in the NVAL approval process. Specifically,
these Exhibits will be attached to deed and easement documents for turn lane
dedication and access easements.
