THE REQUESTS SUBMITTED BY WILLIAM E. ELMORE, JR., FOR AN
EXTENSION OF THE SPECIAL EXCEPTION USE SE-65-04, APPROVED ON
DECEMBER 14,2004,BY RESOLUTION 2004-214,WHICH EXPIRES ON JUNE
14,2006 AND FOR AN EXTENSION OF THE PREVIOUSLY APPROVED SITE
PLAN REQUEST SP-77-03, APPROVED ON DECEMBER 14, 2004, BY
RESOLUTION 2004-213, WHICH EXPIRES ON JUNE 14, 2006; FOR
PROPERTY GENERALLY LOCATED AT 2967 RAVENSWOOD ROAD,
GENERALLY LOCATED ON THE WEST SIDE OF RAVENSWOOD ROAD,
SOUTH OF STATE ROAD 84 AND NORTH OF SW 31ST STREET, DANIA
BEACH; PROVIDING FOR CONFLICTS; FURTHER, PROVIDING FOR AN
EFFECTIVE DATE.
WHEREAS, on December 14, 2004, pursuant to Resolution No. 2004-214, a Special
Exception use request to allow a 21,118 square foot, 18 Bay, self-storage warehouse facility in an
Industrial Research Office Marine(IROM)zoning district,for property located at 2967 Ravenswood
Road, which is generally located on the west side of Ravenswood Road, south of State Road 84,
• north of SW 31S` Street, was granted, also subject to conditions; and
WHEREAS, on December 14, 2004, pursuant to Resolution No. 2004-213, site plan
approval for the proposed construction of a 21,118 square foot, 18 bay self-storage/warehouse
facility was granted, subject to conditions; and
WHEREAS,William E. Elmore,Jr.,is requesting an extension of the approvals associated
with the project relating to the site plan and special exception use applications;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH, FLORIDA:
Section 1. That the requests to extend the expiration date of the approvals for the special
exception use and site plan until June 14, 2007, are approved.
® Section 2. That such approvals are subject to the conditions previously approved by the City

Commission.
Section 3. That all resolutions or parts of resolutions in conflict with this Resolution are
repealed to the extent of such conflict.
Section 4. That this Resolution shall be in force and take effect immediately upon its passage
and adoption.

SUBJECT: AA-30-06: The applicant William E. Elmore, Jr. is
requesting an extension of a previously approved site
plan and special exception for the construction of a self-
storage warehouse facility on the west side of
Ravenswood Road south of State Road 84, north of SW 31
Street.
APPEAL OF AN ADMINISTRATIVE DECISION
To extend the approval of an expired site plan and special exception.
iOn December 14, 2004 the City Commission approved, with conditions, a
site plan (Resolution No. 2004-213) and special exception (Resolution No.
2004-214) for the construction of a 21,118 square foot self-storage
warehouse with 25' x 54' bays accessed by overhead doors facing the
interior of the project (No overhead doors will face directly onto Ravenswood
Road). Storage warehouse use is allowed in IROM as a special exception.
That approval was valid for 18 months and expired on June 14, 2006. The
applicant is requesting the City Commission to extend the approval of the
existing site plan and special exception instead of submitting a new
application as required by code.
The applicant has indicated that permitting was delayed due to the lengthy
time required to obtain lift station approval from Broward County Utilities.
They anticipate receiving all necessary approvals June 2006.

Dear City Commission of Dania Beach:
Please refer to the attached completed copy of the "General Development Application"
requesting a Site Plan extension for the above-mentioned property.
We are requesting a Site Plan Extension due to the fact that we cannot apply for building
permits until we receive DEPEP approval which cannot be giving until the Sewer Lift Station
that is under construction, is completed and certified by Broward County utilities.
Unfortunately, due to the Building Department's backlog, as well as the pending issues with
the Lift Station construction, we do not anticipate receiving our approval from DEPEP before
early June 2006.
Please know that your assistance with this request is greatly appreciated.

THE SITE PLAN REQUEST SUBMITTED BY GUSTAVO J. CARBONELL, ON
BEHALF OF WILLIAM E. ELMORE,JR.,FOR PROPERTY LOCATED AT 2967
RAVENSWOOD ROAD, GENERALLY LOCATED ON THE WEST SIDE OF
RAVENSWOOD ROAD, SOUTH OF STATE ROAD 84 AND NORTH OF SW
31 ST STREET, DANIA BEACH; PROVIDING FOR CONFLICTS; FURTHER,
PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the City of
Dania Beach, Florida, states that a site plan is required as a condition to the issuance of a building
permit; and
WHEREAS, Gustavo J. Carbonell,on behalf of William E.Elmore,Jr.,has applied for site
plan approval for the proposed construction of an 18 bay self-storage/warehouse facility to be
generally located on the west side of Ravenswood Road,south of State Road 84 and north of SW 315c
Street in Dania Beach; and
WHEREAS,the Planning& Zoning Board on November 17, 2004,recommended that the
City Commission grant the site plan request(SP-77-03),based upon the criteria set forth in Section
8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the City of Dania Beach;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH, FLORIDA:
Section 1. That that certain application(SP-77-03)for site plan approval,a copy of which is
attached and made a part of this Resolution as Exhibit "A", is approved, subject to the following
conditions:
1) Applicant to prepare a covenant to be approved and recorded by the City Attorney prior
to issuance of a building permit:
a) Limiting use of the property to"storage warehouse"and specifically prohibiting
fabrication, assembly, distribution or office.
b Prohibiting outdoor storage of equipment, materials,
ls, supplies, buses and
commercial trucks and vans with more than 2 axles.
Covenant language to be incorporated into the condominium documents prior to issuance of
a building permit.
2) Written confirmation from the Fire Department of compliance with emergency access
(gated entry) and dedicated striped fire access lane between buildings 1 and 2.
It is further noted that the original Site Plan is maintained in the office of the Community
Development Department of the City of Dania Beach.
Section 2. That based upon the criteria set forth in Section 84(p) of Article 1 of Chapter 8,
of the Code of Ordinances of the City of Dania Beach, all site plan approvals shall automatically
expire and become null and void unless building permits are obtained on or before 18 months from
the date of this Resolution.
Section 3. That all resolutions or parts of resolutions in conflict with this Resolution are
repealed to the extent of such conflict.
Section 4. That this Resolution shall be in force and take effect immediately upon passage
and adoption.
