BEACH,FLORIDA,TO ALLOW SIGN FABRICATION AND A SIGN PRINTING

IN CHAPTER 28, "ZONING", ARTICLE 4, "SCHEDULE OF USE
REGULATIONS"; PROVIDING FOR CONFLICTS; FURTHER, PROVIDING
FOR AN EFFECTIVE DATE.
WHEREAS, Chapter 28,"Zoning", Article 4, "Schedule of Use Regulations", allows sign
fabrication and a sign printing studio as a Special Exception Use in a C-3 (Commercial) zoning
district; and
WHEREAS, the Mehran Corporation on behalf of the property owner, the Evangelia
Glarentzos Rev. Living Trust, is requesting a special exception to allow sign fabrication and a sign
printing studio in a C-3 (Commercial)zoning district,to be located at 1502 South Federal Highway,
Dania Beach; and
WHEREAS, the Planning & Zoning Board on June 21, 2006, recommended that the City
Commission grant the Special Exception request, based upon the criteria set forth in Chapter 28,
"Zoning",Article 6,"Supplementary Use Regulations", Section 6.40,"Special Exception Uses",of
the Code of Ordinances of the City of Dania Beach;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH, FLORIDA:
Section 1. That that certain application SE-39-06, for a Special Exception Use to allow
sign fabrication and a sign printing studio in a C-3 commercial zoning District, for property located
at 1502 South Federal Highway, Dania Beach, a copy of which application is attached and made a
part of this Resolution as Exhibit"A", is approved, subject to the following conditions:
1. No outdoor storage/activity of any kind (including bucket trucks).
2. Compliance with sign code, including removal of window signs.
3. Installation of landscaping (front yard) within 60 days of resolution adoption.
Section 2. That all resolutions or parts of resolutions in conflict with this Resolution are
repealed to the extent of such conflict.
Section 3. That this Resolution shall be in force and take effect immediately upon passage
and adoption.

The property is located on South Federal Highway, immediately east of
residential property. The applicant applied and was granted an occupational
license for a "computer graphic design office & retail print shop" in 2004.
Code enforcement received a complaint regarding commercial parking and
determined that property was being used for outdoor sign fabrication; a use
which requires special exception approval.

In response to a code citation, the applicant has requested special exception
approval to maintain his outdoor sign fabrication business. There were no
objections at the public hearing.
PLANNING AND ZONING BOARD RECOMMENDATION
On June 21 , 2006 the Planning and Zoning Board recommended approval
provided there is no outdoor storage/activity of any kind (including bucket
trucks).

We are the owners of Mehran Corp. a Florida corporation of which
Sign-D-Sign is a DBA, located at 1502 S. Federal Hwy, Dania Beach
FL.33004. We are a sign design studio offering full range of signage
needs from graphic designing to manufacturing to installation.
• The said premises only have provision of graphic designing or
sign designing using computer software and vinyl printing with
pasting. We print ready to apply vinyl (Vinyl is a type of paper known
for its outdoor durability and strength Vinyl banners and signs made
from vinyl are able to withstand harsh weather conditions for long
periods of time) lettering & graphics for banners, cars, boats, etc.
Other types of signage viz. channel letters, box signs, neon
signs etc. are not manufactured nor the premises has any facility to
manufacture them. However their graphics and designs are done at
our premises, approved by the customer and then sublet to the
companies for manufacturing that specialize in them. •
