A RESOLUTION OF THE CITY OF DANIA BEACH,
FLORIDA, APPROVING THE SITE PLAN REQUEST
SUBMITTED BY RICHARD D'ALESSANDRO, FOR
PROPERTY GENERALLY LOCATED SOUTH OF THE 5800
RAVENSWOOD ROAD(2110-2180 ANNTOM DRIVE), DANIA
BEACH; PROVIDING FOR CONFLICTS; FURTHER,
PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the
City of Dania Beach, Florida, states that a site plan is required as a condition to the
issuance of a building permit; and
WHEREAS, Richard D'Alessandro, has applied for site plan approval for the
proposed construction of storage and office space generally located south of 5800
Ravenswood Road (2110-2180 Anntom Drive), in the City of Dania Beach; and
WHEREAS, the Planning &Zoning Board on May 19, 2004, recommended that the
City Commission grant the site plan request(SP-10-04), based upon the criteria setforth in
Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the City of Dania Beach;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH, FLORIDA:
Section 1. That that certain application (SP-10-04)for site plan approval, a copy of
which is attached and made a part of this Resolution as Exhibit "A", is approved. It is
further noted that the original Site Plan is maintained in the office of the Community
Development Department, of the City of Dania Beach.
Section 2. That based upon the criteria set forth in Section 8-4(p) of Article 1 of
Chapter 8, of the Code of Ordinances of the City of Dania Beach, all site plan approvals
shall automatically expire and become null and void unless building permits are obtained

on or before 18 months from the date of this resolution.
® Section 3. That all resolutions or parts of resolutions in conflict with this resolution
are repealed to the extent of such conflict.
Section 4. That this resolution shall be in force and take effect immediately upon its
passage and adoption.

SUBJECT: SP-10-04: Request by Richard D'Alessandro, applicant
and owner, for site plan approval to construct storage and
office space and waiver to reduce the rear setback at 2110-
2180 Anntom Drive.
Site Plan
To construct storage and office space.
Waiver
To waive the 20 foot rear setback requirement to allow 17 feet.
The applicant is proposing to construct eight (8) light industrial bays and accessory
office space. The property is located in a Industrial, Research, Office, Marine
(IROM) zoning district and has an Industrial Future Land Use designation. IROM
zoning surrounds the property. The site does not have street frontage, instead has
access via an ingress/egress easement.
The applicant is providing 33% of the site as pervious area, 30% is required by the
Zoning Code. The proposed building will be painted shades of yellow w/green
awnings.
SITE PLAN
The proposed site plan has been reviewed by various City departments and has
meet all of staffs concerns.
• WAIVER
In order to provide the minimum parking space and driveway dimensions the rear
yard building setback has been reduced from 20 feet to 17 feet. The Zoning Code
allows the City Commission to reduce this setback (by waiver) to 10 feet. Because
the 3 foot waiver appears to be the minimum amount reasonably necessary, staff is
in support of this waiver request.
PLANNING AND ZONING ADVISORY BOARD
On May 19, 2004 the Planning and Zoning Advisory Board recommended
approval of the requested site plan and waiver provided all of the identified staff
comments are addressed.
