• A RESOLUTION OF THE CITY OF DANIA BEACH,
FLORIDA, APPROVING MODIFICATIONS TO THE
APPROVED SITE PLAN SUBMITTED BY CRAVEN
THOMPSON AND ASSOCIATES, INC. ON BEHALF OF
DANIA DISTRIBUTION CENTER, LTD., FOR PROPERTY
GENERALLY LOCATED AT THE SOUTHWEST CORNER OF
DANIA BEACH BOULEVARD AND SW 12 AVENUE, DANIA
BEACH; PROVIDING FOR CONFLICTS; FURTHER,
PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the
City of Dania Beach, Florida, states that a site plan is required as a condition to the
issuance of a building permit; and
WHEREAS, Craven Thompson and Associates, Inc., on behalf of Dania Distribution
Center, LTD., has applied for modifications to the site plan approved by Resolution 2002-
205, relating to the proposed construction of a 220,000 square foot Industrial/Office
/Distribution Complex to be located on vacant property located on the south side of Dania
Beach Boulevard between SW 12th Avenue (extended) and the C-10 Canal, Dania Beach;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH, FLORIDA:
Section 1. That the proposed modifications to the site plan (SP-31-02), for
the Dania Distribution Center, are approved, with the condition that the 45 Foxtail Palm
trees on the north side of all four (4) proposed buildings be replaced with 45 Sable Palms
with staggered heights of 8' & 10'.
Section 2. That based upon the criteria set forth in Section 8-4(p) of Article 1
of Chapter 8, of the Code of Ordinances of the City of Dania Beach, all site plan approvals
shall automatically expire and become null and void unless building permits are obtained

on or before 18 months from the date of this resolution.
• Section 3. That all resolutions or parts of resolutions in conflict with this resolution
are repealed to the extent of such conflict.
Section 4. That this resolution shall be in force and take effect immediately upon its
passage and adoption.

The site plan was approved with foxtail palms on the north side the proposed
(4) buildings. The project landscape contractor has searched for the foxtail
palms and can not obtain the specified size on the approved landscape plan.
We respectfully request that we substitute king alexander palms for the
foxtail palms which are not available.

SUBJECT: SP-31-02-M: Request by Craven Thompson and
Associates, Inc., on behalf of Dania Distribution Center, LTD.,
to modify the approved landscape plan for the property
generally located at the southwest corner of Dania Beach
Boulevard and SW 12th Avenue.
On January 13, 2004 the City Commission approved the release of easement
relating to the right turn lane and corner for the Dania Distribution project. The site
plan for the project was approved in December of 2002.
The project received conditional site plan approval. One of the conditions requested
by the City Commission was to provide 45 Foxtail Palm trees on the north side of all
four (4) proposed buildings. The applicant has indicated that they have not been
able to find 45 Foxtail Palm trees with eight (8) feet of gray wood to fulfill this
condition. The applicant is therefore requesting approval to plant King Alexander
Palms, providing eight (8) feet of gray wood, in place of the Foxtail Palms.
The City's landscape consultant researched the availability of 45 Foxtail palms with
8' of wood in Florida. This searched included the Plant Finder and palm brokers. The
result of the search concluded that the Foxtail palms were only available in the
range of 4'to 5'of wood and a handful at 6' of wood.
Replacement palms recommended by the City's landscape consultant include King
Alexander Palm Archontophoenix alexandrae, not to be confused with the standard
Alexander palm Ptychosperma elegans. However, the landscape consultant also
recommended as a condition of approval that these palms be specified as Florida
Fancy and heavy to achieve a larger diameter trunk, fuller head and straighter
palms.
STAFF RECOMMENDATION
Approval of replacing the 45 Foxtail palm trees with 45 King Alexander palm trees
which are to be Florida Fancy and heavy to achieved a larger diameter trunk, fuller
head and straighter palm.

SUBJECT: Dania Distribution Center Request For Palm Tree Substitution.
Pursuant to your request, I have researched the availability of 45 Foxtail palms
with 8' of wood in Florida. This searched included the Plant Finder and palm
brokers. The result of the search concluded that the Foxtail palms were only
available in the range of 4' to 5' of wood and a handful at 6' of wood.
I was asked to recommend a suitable replacement palm by the applicant and
advised them to consider the King Alexander Palm Archontophoenix alexandrae
not to be confused with the standard Alexander palm Ptychosperma eleaans.
If the City Commission concurs with this recommendation, I would also add a
condition of approval that these palms be specified as Florida Fancy and heavy
to achieve a larger diameter trunk, fuller head and straighter palms.

Attached please find 10 copies of the landscape plan, Development
CRKWEN 1HOMPSON Application and review fee check for$250.00 When the site plan was
approved by the City Commission in December 2002, the project had a
requirement for 45 foxtail palms on the north side of the proposed(4)
buildings. We have searched throughout south Florida to find the 45
Foxtail palms with 8 feet of gray wood at planting. We have been
unsuccessful. We are requesting that the foxtail palms be substituted for
KING ALEXANDER PALMS with 8 feet of gray wood.
&ASSOCIATES INC The King Alexander palm was a type of palm which was acceptable with
the City consultant landscape architect Bill Tesauro. Please place this
�ngineers request on the next available City Commission hearing.
