A RESOLUTION OF THE CITY OF DANIA BEACH, FLORIDA,
APPROVING THE REQUEST BY CRAVEN THOMPSON & ASSOCIATES,
INC. ON BEHALF OF THE ESTATE OF RUTH B. HODGES, TO ASSIGN
20% OF COMMERCIAL FLEX ACREAGE (INDUSTRIAL TO
COMMERCIAL RULE) FOR PROPERTY GENERALLY LOCATED AT THE
NORTH EAST CORNER OF GRIFFIN ROAD AND RAVENSWOOD ROAD,
DANIA BEACH; LEGALLY DESCRIBED IN EXHIBIT "A", A COPY OF
WHICH IS ATTACHED TO THIS RESOLUTION; PROVIDING FOR
CONFLICTS; FURTHER, PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, In order to develop industrial property for commercial use, it is necessary
to allocate flex acreage in accordance with the City of Dania Beach Land Use Plan; and
WHEREAS, Craven Thompson & Associates, Inc. on behalf of the Estate of Ruth B.
Hodges, has requested assignment of 20% of commercial flex acreage (Industrial to Commercial
Rule) to property generally located at the northeast corner of Griffin Road and Ravenswood
Road, Dania Beach;
BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY OF DANIA
BEACH, FLORIDA:
Section 1. That the foregoing "Whereas" clauses are hereby ratified and incorporated
as the legislative intent of this resolution.
Section 2. That up to 8.14 Industrial to Commercial Flex acres shall be allocated to the
property, described in Exhibit"A."
Section 3. That the commercial flex allocation confers no vested rights or entitlements
with respect to building design, building height, setbacks, density, required parking, or
landscaping beyond what is allowed or required under the existing zoning.
Section 4. That all ordinances or parts of ordinances and all resolutions or parts of
resolutions in conflict with this resolution are repealed to the extent of such conflict.
Section 5. That this resolution shall be in force and take effect immediately upon
passage and adoption.

SUBJECT: LUF-46-04: Request by Craven Thompson & Associates,
Inc., on behalf of the Estate of Ruth B. Hodges, to utilize
the 20% "Industrial-to-Commercial" Flex Rule to allow
industrial designated land to be developed for
commercial purposes (RESOLUTION)
PL-30-04: Request by Craven Thompson & Associates,
Inc., on behalf of the Estate of Ruth B. Hodges, for a
perimeter plat. (ORDINANCE — SECOND READING)
Property generally located at the north east corner of
Griffin Road and Ravenswood Road (excludes former
service station out-parcel).
20% FLEX RULE:
The applicant proposes commercial uses on the property. The property has an
"Industrial" Future Land Use Plan classification. The applicant has requested
application of the 20% industrial-to-commercial flex.
The subject property falls within Flexibility Zone 81. Currently within Flex Zone 81,
44 acres of"Industrial" land may be developed as commercial uses. The applicant
is requesting 8.14 net acres for the subject parcel, leaving a balance of 35.86
acres.
The plat note (which is used by Broward County to calculate county impact fees)
indicates commercial and hotel use. Because no site plan has been submitted,
staff recommends the flex allocation be approved until November 1, 2006,
provided the applicant obtains Broward County Commission plat approval by
November 1, 2005.
If the applicant wishes to extend the flex assignment or make the assignment
permanent, the applicant must submit such a request for City Commission
p approval prior to the expiration date. Extending the assignment or making the
assignment permanent is at the discretion of the City Commission.
PERIMETER PLAT:
This property is zoned Industrial, Research, Office, Marine (IROM) and is currently
used for outdoor storage. The plat proposes two (2) points of ingress/egress, one
on Griffin Road and the second on Ravenswood Road near the north property line.
PLANNING AND ZONING BOARD RECOMMENDATION

This letter follows-up our conversation concerning an application for Flexibility
Provision Allocation For Commercial Uses; for the above referenced project. We
are currently processing the plat with the City and Broward County. This property
CRKNEN 1ROMPSON is located at the NE corner of Griffin Road and Ravenswood Road, and is 8.318
acres. Per our discussion, the
property is within a City Flexibility Zone, with
approximately 35 acres of commercial flexibility use. The site is currently being
used as a truck storage yard, and is located at one of the City's major intersections.
The redevelopment of this property into a mixed use commercial development will
not only enhance the City's tax base, but will also provide jobs for local residences
and add an up-scale development at one of the gateways to the City.
'F We are currently planning two different hotel projects on the property, along with
commercial uses such as restaurants and other retail uses.
