A RESOLUTION OF THE CITY OF DANIA BEACH,FLORIDA,APPROVING A
SPECIAL EXCEPTION REQUEST SUBMITTED BY GUSTAVO J.
CARBONELL, ON BEHALF OF WILLIAM E. ELMORE, JR., FOR PROPERTY
LOCATED AT 2967 RAVENSWOOD ROAD, WHICH IS GENERALLY
LOCATED ON THE WEST SIDE OF RAVENSWOOD ROAD, SOUTH OF
STATE ROAD 84, NORTH OF SW 31IT STREET IN DANIA BEACH, TO
ALLOW A STORAGE WAREHOUSE FACILITY USE IN AN INDUSTRIAL
RESEARCH OFFICE MARINE (IROM) ZONING DISTRICT; AS PROVIDED
FOR IN CHAPTER 28, ZONING, ARTICLE 18 "INDUSTRIAL-RESEARCH-
OFFICE-MARINE (IROM) DISTRICT" REGULATIONS; PROVIDING FOR
CONFLICTS; FURTHER, PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, Chapter 28, Zoning, Article 18, "Industrial Research Office Marine (IROM)
District Regulations", regulates a storage or warehouse facility as a special exception use; and
WHEREAS, Gustavo J. Carbonell, on behalf of William E. Elmore, Jr., has applied for a
special exception use to allow the construction of a 21,118 square foot 18 Bay, self-storage
warehouse facility in an Industrial Research Office Marine(IROM)zoning district,located at 2967
Ravenswood Road,which is generally located on the west side of Ravenswood Road, south of State
Road 84, north of SW 3 1" Street in Dania Beach; and
WHEREAS, the Planning &Zoning Board on November 17, 2004,recommended that the
City Commission grant the special exception request,based upon the criteria set forth in Chapter 28,
"Zoning",Article 6,"Supplementary Use Regulations", Section 6.40,"Special Exception Uses",of
the Code of Ordinances of the City of Dania Beach;
NOW, THEREFORE,BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA, FLORIDA:
Section 1. That certain application SE-65-04,for a special exception use for property located
at 2967 Ravenswood Road, Dania Beach, a copy of which is attached and made a part of this
Resolution as Exhibit"A", is approved,with the following conditions:
1) Applicant to prepare a covenant to be approved and recorded by the City Attorney prior
to issuance of a building permit:
a) Limiting use of the property to"storage warehouse"and specifically prohibiting
fabrication, assembly, distribution or office.
b) Prohibiting outdoor storage of equipment, materials, supplies, buses and
commercial trucks and vans with more than 2 axles.
Covenant language to be incorporated into the condominium documents prior to issuance of
a building permit.
2) Written confirmation from the Fire Department of compliance with emergency access
(gated entry) and dedicated striped fire access lane between buildings 1 and 2.
Section 2. That all resolutions or parts of resolutions in conflict with this Resolution are
repealed to the extent of such conflict.
Section 3. That this Resolution shall be in force and take effect immediately upon passage
and adoption.

SUBJECT: SP-77-03/SE-65-04 (Special Exception/Site Plan): Request by Gustavo
J. Carbonell, on behalf of William E. Elmore, Jr., for a site plan and
special exception for the construction of a self-storage warehouse
facility on the west side of Ravenswood Road south of State Road 84,
north of SW 31 Street.
The applicant proposes to construct a 21,118 square foot self-storage warehouse with 25' x 54'
bays accessed by overhead doors facing the interior of the project (No overhead doors will face
directly onto Ravenswood Road). Storage warehouse use is allowed in IROM as a special
exception. Applicant provides 32% pervious area. Each storage unit has its own bathroom.
The applicant has provided one parking space/800 square feet of floor area. This is the
minimum parking requirement for storage warehouse. Office, assembly, distribution, or
• fabrication requires 2 - 3 times the parking. Due to limited parking on the site plan, the storage
bays cannot be used for any other purpose. The site plan shows individual bathrooms for each
25 x 54' bay. Individual bathrooms are inconsistent with dead storage use and may encourage
more active uses for which there is insufficient parking.
PLANNING AND ZONING BOARD RECOMMENDATION

Commission on Tuesday, December 14, 2004 at 7:00 p.m., or as soon thereafter as possible, in
the City Commission Room, Administrative Center, 100 West Dania Beach Blvd., Dania Beach,
