HomeMy WebLinkAboutR-2003-035 Griffin Lakes modifications site plan 03-12-03 RESOLUTION NO. 2003-035 A RESOLUTION OF THE CITY OF DANIA BEACH, FLORIDA, APPROVING MODIFICATIONS TO THE APPROVED SITE PLAN SUBMITTED BY SHELLEY EICHNER OF CALVIN GIORDANO AND ASSOCIATES, REPRESENTING MKN INVESTORS, LLC., "GRIFFIN LAKES",FOR PROPERTY LOCATED AT 2300 GRIFFIN RD, DANIA BEACH; PROVIDING FOR CONFLICTS; FURTHER, PROVIDING FOR AN EFFECTIVE DATE. WHEREAS, Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the City of Dania Beach, Florida, states that a site plan is required as a condition to the issuance of a building permit; and WHEREAS, Shelley Eichner of Calvin Giordano and Associates representing MKN Investors, LLC., has requested a modification to the site plan (screen wall and landscaping), for property located at 2300 Griffin Road, Dania Beach; and NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY OF DANIA BEACH, FLORIDA: Section 1. That the proposed modifications to the screen wall and landscaping on the site plan for the project known as Griffin Lakes located at 2300 Griffin Road, Dania Beach is approved subject to landscaping covering 50% of the wall. Section 2. That based upon the criteria set forth in Section 8-4(p) of Article 1 of Chapter 8, of the Code of Ordinances of the City of Dania Beach, all site plan approvals shall automatically expire and become null and void unless building permits are obtained on or before 18 months from the date of this resolution. Section 3. That all resolutions or parts of resolutions in conflict with this resolution are repealed to the extent of such conflict. Section 4. Leeds, AICP, Director Date March 5,2003 Growth Management Department City Manager Date CITY OF DANIA BEACH ® GROWTH MANAGEMENT DEPARTMENT STAFF REPORT TO: Ivan Pato, City Manager FROM: Laur nce Leeds, AICP, Director Growth Management Department DATE: March 12, 2003 City Commission Meeting APPLICANT: MKN Investors, LLC REQUEST: SP-11-02: Site Plan Modification to Construct a Screen Wall in lieu of a Combination Screen Wall/Split Metal Rail Fence Along the East Lot Line Adjacent to Ravenswood Road LOCATION: West of Ravenswood Road, south of Griffin Road, east of SW 241n Avenue, and North of SW 51st Court The approved site plan showed an offset (zigzag design) screen wall along Griffin Road and an offset 'combination' screen wall/metal picket fence along Ravenswood Road. Applicant now proposes a screen wall along both Ravenswood and Griffin Roads. ® Applicant also indicates that due to an significant difference in grade between Ravenswood Road and the project, an approximate six foot high wall adjacent to Ravenswood will be 8'— 12' on the inside of the project. The Zoning Code allows up to an eight foot high wall measured from the crown of the adjacent public road. Staff does not object to the concept of constructing an offset wall along Ravenswood Road. Staff cannot support the proposed screen wall design (at any location) as it lacks the architectural detail of the original site plan. Staff also requests the applicant clarify or address the following items: 1) Applicant to confirm that revised wall will still provide offset zigzag design. 2) Applicant to clarify wall color scheme. 3) Applicant to clarify approximate (inside and outside) height of all walls and fences. 4) Applicant to clarify any changes to the fence/wall entry-way detail.
