A RESOLUTION OF THE CITY OF DANIA BEACH,
FLORIDA, APPROVING MODIFICATIONS TO THE
APPROVED SITE PLAN SUBMITTED BY KEVIN GUTHARD,
REPRESENTING SHERIDAN EAST LLC., FOR PROPERTY
LOCATED AT APPROXIMATELY 625 EAST SHERIDAN
STREET, DANIA BEACH; PROVIDING FOR CONFLICTS;
FURTHER, PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the
City of Dania Beach, Florida, states that a site plan is required as a condition to the
issuance of a building permit; and
WHEREAS, Kevin Guthard, Representing Sheridan East LLC., has applied for a
modification to the approved site plan (SP-26-01) for the construction of a 44 unit
apartment complex located at approximately 625 East Sheridan Street, Dania Beach; and
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH, FLORIDA:
Section 1. That the proposed modification to site plan (SP-26-01) for the property
located at 625 East Sheridan Street, Dania Beach is approved.
Section 2. That based upon the criteria set forth in Section 8-4(p) of Article 1 of
Chapter 8, of the Code of Ordinances of the City of Dania Beach, all site plan approvals
shall automatically expire and become null and void unless building permits are obtained
on or before 18 months from the date of this resolution.
Section 3. That all resolutions or parts of resolutions in conflict with this resolution
are repealed to the extent of such conflict.
Section 4. That this resolution shall be in force and take effect immediately upon its
passage and adoption.

RE: Revised Site Plan: 44 Unit Apartment Building
(Applicant: Trafalgar Associates)
The applicant received site plan approval for a 44-unit apartment building north
of the veterinary clinic on Sheridan Street, east of SE 5th Avenue.
The zoning code previously allowed "by right" the use of pervious paving blocks
to meet the 40% landscape requirement (The current code requires
commission approval). Of the 40% landscaped area provided on the original
site plan, approximately 7% was provided by the use of pervious turf blocks.
• The applicant has submitted a revised site plan proposing a change in the type
of parking lot turf block. While the original turf block was 50% pervious, the
proposed turf block is 12% pervious. This change causes a decrease in "overall
site landscape area" from 40% to 35%.
The City Commission has the discretion to grant a "variation" to reduce site
landscape area if the reduction can be mitigated.
Generally, staff does not support reductions in site landscape area in residential
zoning districts. However, the applicant has already obtained approval for the
use of turf block in the parking area, the Public Works/Utilities Director
indicates the reduction in landscaping has been mitigated (see attached), and
the proposed pervious block appears to be safer for pedestrians.
RECOMMENDATION
Approval, based on the determination by the Public Works/Utilities Director that
the reduction in pervious area has been mitigated.

In review of your project, Sheridan 600, 1 have found your proposed "Uni Ecostone Concrete Paver"
Smprising 12 percent opening to be an acceptable product. The cities Public Works & Utilities
epartment has no objection to your use of this product. It is recognized that this project has
mitigated the requirements of impervious / pervious area.
