RESOLUTION OF THE CITY OF DANIA BEACH
A RESO ,
FLORIDA, APPROVING THE SITE PLAN REQUEST
SUBMITTED BY ARTHUR S. BENGOCHEA, ARCHITECT
FOR EDWARD A. MATSON, FOR PROPERTY LOCATED ON
THE EAST SIDE OF RAVENSWOOD ROAD NORTH OF
INTERSTATE 595, DANIA BEACH; PROVIDING FOR
CONFLICTS; FURTHER, PROVIDING FOR AN EFFECTIVE
DATE.
WHEREAS, Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the
City of Dania Beach, Florida, states that a site plan is required as a condition to the
issuance of a building permit; and
WHEREAS, Arthur S. Bengochea, Architect for Edward A. Matson, has applied for
site plan approval for the proposed construction of a 27,000 square foot
office/industrial/warehouse building on the East side of Ravenswood North of Interstate
595, in the City of Dania Beach; and
WHEREAS, the Planning &Zoning Board on August 21, 2002, recommended that
the City Commission grant the site plan request (SP-27-02), based upon the criteria set
forth in Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the City of Dania
Beach;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH, FLORIDA:
Section 1. That that certain application (SP-27-02)for site plan approval, a copy of
which is attached and made a part of this Resolution as Exhibit "A" is approved.
It is further noted that the original Site Plan is maintained in the office of the Growth
Management Department of the City of Dania Beach.

Section 2. That based upon the criteria set forth in Section 8-4(p) of Article 1 of
Chapter 8, of the Code of Ordinances of the City of Dania Beach, all site plan approvals
shall automatically expire and become null and void unless building permits are obtained
on or before 18 months from the date of this resolution.
Section 3. That all resolutions or parts of resolutions in conflict with this resolution
are repealed to the extent of such conflict.
Section 4. That this resolution shall be in force and take effect immediately upon its
passage and adoption.

east side of Ravenswood Road north of Interstate 595.

Construction of three (3) buildings equaling 26,718 square feet of
office/industrial/warehouse uses to be located south of Uniweld Industries.
Requested Variances:
a. To allow 10% pervious area (30% required).
b. To allow generalized landscape variances from Chapter 26, Vegetation, of
the City Code.
The applicant has provided additional architectural detail to all elevations since
presentation to the Planning and Zoning Advisory Board, making the project
consistent with the IROM design requirements. Also, overall site pervious area has
been increased from 10% to 24% (30% is required). Additional landscaping has
been added to the front of the buildings as well as between the buildings.
STAFF RECOMMENDATION
VARIANCES
1) Variance to allow 10% pervious area (30% required)
Staff recommends approval of 24% pervious area subject to the applicant obtaining
written confirmation by the Public Works/Utility Director that the reduction in
pervious area below 30% has been adequately mitigated.

2) Variance to allow a generalized landscape variance from Chapter 26
• Vegetation.
The applicant has revised his site plan such that Variance 2 is no longer required.
SITE PLAN
Staff recommends approval of the site plan as submitted.
PLANNING AND ZONING ADVISORY BOARD RECOMMEW®ATION
The Planning and Zoning Advisory Board recommended approval of both the
requested variances and site plan with many conditions. All of these conditions
have been addressed.

ED Matson Revision
1. Provide clarity on the documentation of the proposed pervious area as
the site plans and landscaping plans do not concur. Additionally
, please
advise if the future ROW has been added to the proposed pervious area.
Lastly, indicate the required minimum 20% interior landscaping in the
VUA.
2. Please advise in writing if there is a railroad easement or limitation on the
type or distance for trees from the existing railroad tracks behind the
proposed building. If, so indicate it on the plans and advise if any
limitations are required for landscaping.
3. Provide the proposed grades for the north buffer and the buildings to
determine if the existing trees will be affected. NOTE: the existing grades
in the area vary from 3.6 to 4.6. Additionally, the existing canopy appears
to be in conflict of the proposed 22'- 26' building. Lastly, indicate how far
the existing 36" trees are from the building as they appear with in a couple
feet and this effect the root system.
4. Provide the minimum required 5' wide perimeter buffer widths around the
north, east and southeast buffers. Note: The proposed dumpsters and
parking cannot be located in the buffers.
5. Indicate and label the additional future ROW being dedicated to the
County on the landscaping plans.
6. Provide the minimum 10' wide by 19' long terminal landscape islands.
(The landscape islands must have a minimum of 9' width of landscape
area exclusive of non-pervious area). Additionally, provide the minimum 5'
width by 19' long on all intermediate landscape islands. (They must have
4' width exclusive of non-pervious area).
7. Provide the requirement of two trees in each landscape island. One tree
was added in each island. However, the other trees were not accounted
for and can be arranged onsite to enhance the overall project.
8. Provide a minimum 24" high continuous (branch touching branch) hedge
around the entire perimeter of the site.
9. Indicate the proposed Type D curbing and clear site triangles on the
landscaping plans. Additionally, the site lighting on the landscape plans
does not match the site plans. Lastly, provide a lighting plan with all the
lights including wall mounted for review.
10.Revise the irrigation note to state that an automatic sprinkler system shall
be designed to have 100% coverage with 100% overlap, minimum
application of water to imperious areas.
11.Please advise in writing if a fence/wall or sewer lifts station is being
proposed on the site.
12.Please provide engineering plans to eliminate any conflicts with the
proposed utilities / retention areas and the proposed / existing trees.
13.Provide the required landscaping screening around the proposed
dumpsters, mechanical equipment and proposed A/C units.
14.Provide non-deciduous trees in the Ravenswood Road buffer for buffering
and shade. Additionally, clarify if the GEI is an Orange Geiger and not a
Crepe Myrtle as indicated. Lastly, label the proposed Coco plum along
Ravenswood Road.
15.Please be advised that the proposed Travelers palm/tree is not a tree or
palm but considered an accent.
16.Provide two 12' tall, 5'-6' spread, 2" DBH, 4'CT and Florida Grade #1 trees
in addition to the required trees or pay $600.00 to the Dania Beach Tree
Fund for the removal of Java Plum.
17.Provide the following landscape specification requirements:
• Requires 40% -14' tall trees, 7' spread, 2" DBH and 4.5' CT
m Requires 30% -12' tall trees 5'-6' spread, 2" DBH and 4' CT
® Requires a maximum of 10% -10' tall trees, 4' spread, 1.5" DBH and
3.5 CT.
o Requires a maximum of 20% palms with a minimum of 6' of gray wood.
• Requires all hedges and shrubs at 2' height X 2' spread x 2' on center
spacing.
o Requires all groundcovers to 50% at installation and 100% in 6
months.
