A RESOLUTION OF THE CITY OF DANIA BEACH,
FLORIDA, APPROVING THE SITE PLAN REQUEST
SUBMITTED BY MARVIN AND CAROLYN WICKHAM, FOR
PROPERTY LOCATED ON SW 47T" STREET
APPROXIMATELY 375 FEET WEST OF RAVENSWOOD
ROAD IN THE WEST DANIA HEIGHTS SUBDIVISION,
DANIA BEACH; PROVIDING FOR CONFLICTS; FURTHER,
PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the
City of Dania Beach, Florida, states that a site plan is required as a condition to the
issuance of a building permit; and
WHEREAS, Marvin and Carolyn Wickham have applied for site plan approval to
construct a duplex on Broward County R-3 (Multi-family) Zoning located at SW 47 Street,
north of Griffin Road, west of Ravenswood Road, in the West Dania Heights Subdivision,
Dania Beach; and
WHEREAS, the Planning & Zoning Board on November 20, 2002, recommended
that the City Commission grant the site plan request (SP-51-02), based upon the criteria
set forth in Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the City of
Dania Beach;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH, FLORIDA:
Section 1. That that certain application (SP-51-02)for site plan approval, a copy of
which is attached and made a part of this Resolution as Exhibit "A" is approved,
It is further noted that the original Site Plan is maintained in the office of the Growth
Management Department of the City of Dania Beach.

Section 2. That based upon the criteria set forth in Section 84(p) of Article 1 of
• Chapter 8, of the Code of Ordinances of the City of Dania Beach, all site plan approvals
shall automatically expire and become null and void unless building permits are obtained
on or before 18 months from the date of this resolution.
Section 3. That all resolutions or parts of resolutions in conflict with this resolution
are repealed to the extent of such conflict.
Section 4. That this resolution shall be in force and take effect immediately upon its
passage and adoption.

SUBJECT: SP-51-02: Site Plan approval to construct a duplex on
Broward County R-3 (Multi-family) Zoning located at SW 47
Street, north of Griffin Road, west of Ravenswood Road.
SITE PLAN
The applicant is requesting site plan approval for the construction of a duplex.
This property has a Broward County zoning designation of Multiple Family R-3. The
Future Land Use designation of the property is Low Medium Density Residential (10
• Dwelling Units per Acre).
The current zoning designation permits the construction of a duplex on the subject
parcel. The revised site plan now complies with all zoning requirements, including
required parking. As such, the site plan provides six (6) parking spaces, as required by
code.
CITY COMMISSION DECISION
On December 10, 2002 the City Commission denied the applicant's request for a parking
variance and related site plan approval.
PLANNING AND ZONING ADVISORY BOARD RECOMMENDATION
On November 20, 2002, the Planning and Zoning Advisory Board recommended
approval of the original site plan and approval of the variance for two (2) parking spaces
(requiring the construction of four (4) parking spaces on site).
STAFF RECOMMENDATION
Staff recommends the approval of the proposed site plan.
