A RESOLUTION OF THE CITY OF DANIA BEACH, APPROVING THE SIGN
ADJUSTMENT REQUEST SUBMITTED BY ALEX MEDINA,ALEX'S FLAMINGO
GROVES FROM CHAPTER 28,ZONING,ARTICLE 28,SIGNS,SECTION 28.160
DOWNTOWN DANIA BEACH REDEVELOPMENT DISTRICT REGULATIONS,
FOR PROPERTY LOCATED AT 236 NORTH FEDERAL HIGHWAY, DANIA
BEACH; PROVIDING FOR CONFLICTS; FURTHER, PROVIDING FOR AN
EFFECTIVE DATE.
WHEREAS, the Dania Beach Code of Ordinances Chapter 28 Zoning, Article 28, Signs,
Article 28, Signs, Section 28.160 Downtown Dania Beach Redevelopment District Regulations sets
the signage criteria for zoning districts within the Downtown Redevelopment District in the City Of
Dania Beach; and
WHEREAS,Alex Medina of Alex's Flamingo Groves has applied for a sign adjustment(SA-
05-02)to allow a monument sign to be constructed on a property with a building setback of less than
25 feet; property located at 236 North Federal Hwy., Dania Beach; and
WHEREAS, the Planning &Zoning Board on March 20, 2002, recommended that the City
Commission grant the sign adjustment request SA-05-02 based upon the criteria set forth in Article
28, Section 28.200. "Relief from requirements;Sign Adjustment;Variances", of Chapter 28,Zoning,
of the Code of Ordinances of the City of Dania Beach;
NOW, THEREFORE,BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY OF
DANIA BEACH, FLORIDA:
Section 1. That that certain application SA-05-02, for a sign adjustment from Chapter 28
Zoning, Article 28, Signage, Section 28.160, Sign Regulations, a copy of which is attached as
Exhibit"A" is approved, subject to the following conditions:
-Applicant to provide the property address below the tenant signage.
-Applicant to present a revised landscape plan to identify plant species.
-Applicant to provide upgraded hedge materials with Growth Management staff guidance.
Section 2 . That all resolutions or parts of resolutions in conflict with this resolution are
repealed to the extent of such conflict.
• Section 3.That this resolution shall be in force and take effect immediately upon its passage

SUBJECT: SA-05-02: Request by Alex's Flamingo Groves to construct a
monument sign on a property with a building setback of less
than 25 feet for a property located at 236 North Federal
Highway.
SIGN ADJUSTMENT
To allow a monument sign to be constructed on a property with a building
setback of less than 25 feet.
• The City Commission heard this item on May 14, 2002 and continued the item to allow
the applicant time to redesign the proposed monument sign.
The original free standing sign contained approximately 80 square feet in area, was
approximately 20 feet high, and was located next to the road. Originally the applicant
proposed. to consolidate the existing sign panels on the original free standing sign and
reduce the sign area from 80 to 65 square feet. As directed by the City Commission,
the applicant now wishes to construct a new monument sign where the original sign
once stood.
The proposed monument sign will be seven (7) feet tall, six (6) feet in length and four
(4) individual sign panels for tenant signage providing a total of 24 square feet of sign
area. Additionally the sign will be setback five (5) feet from the front property line and
will provide landscaping at the base of the sign. As such, the proposed sign meets the
required size and location of moment signs, however, only properties with a building
setback of 25 feet are permitted to have a monument sign in the Downtown Dania
Beach Redevelopment District.
Staff recommends the property address, or addresses, to be added to the base of the
monument sign below the individual tenant signage. Staff also recommends planting
Tulbaghia violacea plant species in the landscape area around the base of monument.

CITY COMMISSION DECISION
® The CityCommission heard this item on May ay 14, 2002 and continued the item to allow
the applicant time to redesign the proposed monument sign.
PLANNING AND ZONING ADVISORY BOARD RECOMMENDATION
The Planning and Zoning Advisory Board, on March 20, 2002, recommended
approval of the original sign adjustment request, pursuant to Section 28.200 (1) (a),
(b) and (c) of the Sign Code, subject to the following:
1. Repainting and renovating sign structure.
2. Additional landscaping at the base of the sign to be located in a new planter
box around sign poles.
STAFF RECOMMENDATION
Staff also recommends approval with the following conditions, which must be met
prior to the issuance of a building permit:
1. Provide the property address below the tenant signage; and
2. Revise landscape plan to identify plant species.
