A RESOLUTION OF THE CITY OF DANIA BEACH, FLORIDA,APPROVING
THE REQUEST FOR AN EXTENSION OF THE EXPIRATION DATE FOR SITE
PLAN SP-41-05,APPROVED BY RESOLUTION 2005-180 ON NOVEMBER 22,
2005, SUBMITTED BY JODY OBERTHOLTZER, REPRESENTING WHB
HOLDINGS, LLC., FOR PROPERTY LOCATED AT 3013 RAVENSWOOD
ROAD, DANIA BEACH; PROVIDING FOR CONFLICTS; FURTHER,
PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the City of
Dania Beach, Florida, states that all site plan approvals shall automatically expire and become null
and void unless building permits are obtained on or before twelve (12) months from the date of
approvals of the plan by the City Commission; and
WHEREAS,on November 22,2005,the City Commission approved the request for site plan
SP-41-05, by Jody Oberholtzer, representing WHB Holdings, LLC., to allow construction of a
warehouse facility, for property located at 3013 Ravenswood Road, Dania Beach; and
WHEREAS, Jody Obertholtzer, representing WHB Holdings, LLC, is requesting an
extension of the expiration date for the site plan approval until March 27, 2007.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH, FLORIDA:
Section 1. That the request to extend the expiration date for the approval of the site plan
(SP-41-05) until March 27, 2007, is approved.
Section 2. That based upon the criteria set forth in Section 8-4(p)of Article 1 of Chapter
8, of the Code of Ordinances of the City of Dania Beach, all site plan approvals shall automatically
expire and become null and void unless building permits are obtained on or before 12 months from
the date of this Resolution.
Section 3. That such approvals are subject to the conditions previously approved by the
City Commission.
Section 4. That all resolutions or parts of resolutions in conflict with this Resolution are
repealed to the extent of such conflict.
Section 5. That this Resolution shall be in force and take effect immediately upon its
passage and adoption.

SUBJECT: SP-41-05-EX: The owner, WH13 Holding, LLC., is requesting
site plan approval extension for the construction of a
warehouse facility located at 3013 Ravenswood Road.
On November 22. 2005 the City Commission approved the requested site plan. The
applicant is requesting a site plan extension of 4 months (until March 22, 2007).
SITE PLAN
To allow the construction of 4 buildings providing approximately 45,400
square feet of office/warehouse space.
PROPERTY INFORMATION
ZONING: Industrial, Research, Office, Marine (IROM)
FUTURE LAND USE: Industrial
STREET FRONTAGE: Ravenswood Road & SW 23 Terrace
The subject property is a vacant lot located north of Interstate 595 and south of State
Road 84. The property has access from Ravenswood Road on the east and SW 23
Terrace to the north.
The site plan was circulated to various City departments for review. The landscape
consultant has indicated that the landscape plans meet all code requirements. All of
staffs comments have been addressed by the applicant.
However, the Planning and Zoning Board requested a new elevation with addition
window and/or architectural detail on east elevation.

permit; and

WHEREAS,Jody Oberholtzer representing IAMB Holdings,LLC.,has applied for site plan
approval for the proposed construction of a warehouse facility, to be located at 3013 Ravenswood
Road, Dania Beach; and
WHEREAS,the Planning&Zoning Board on October l 9,2005,recommended that the City
Commission grant the site plan request(SP-41-05),based-upon the criteria set forth in Section 8.4 of
Article 1 of Chapter 8 of the Code of Ordinances of the City of Dania Beach;
NOW,THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH, FLORIDA:
Section 1. That that certain application(SP-41-05)for site plan approval,a copy of which is
attached and made a part of this Resolution as Exhibit "A" is approved.
It is further noted that the original Site Plan is maintained in the office of the Community
Development Department of the City of Dania Beach.

of the Code of Ordinances of the City of Dania Beach, all site plan approvals shall automatically
