DATE: March 26, City Commission Public Hearing (SECOND READING) ZONING CHANGE The north 145 feet of the subject property has a zoning designation of Broward County B-2 (Commercial). The remainder of the property (461 feet deep) has a zoning designation of A-1 (Agriculture). Zoning change No. 1 is consistent with the City Future Land Use Plan as the depth of the "Commercial" land use in this location is approximately 200 feet. Zoning Request No. 2 changes the zoning for that portion of the subject parcel located directly south of the "Commercial" site referenced in Zoning Request No. 1. The applicant is requesting Broward County RD-10 (10 townhome units per acre) for this property. RD-10 zoning consistent with the underlying Low-Medium Density Residential land use designation. Low Medium Residential land use permits up to 10 dwelling per acre. The applicant is requesting a Broward County Zoning District because the Dania Beach Zoning Code contains no "townhouse" zoning district. The lowest density Dania Beach zoning district that allows townhomes also allows three story apartment buildings at a density of 12 units per acre. While townhomes may be a reasonable transition use between a trailer park and single-family homes, garden apartments would not be appropriate at this location. Zoning Request No. 3 creates a 25-foot wide open space area between the adjacent single-family lots (to the east) and the townhomes. Townhomes are not permitted within the open space area. SITE PLAN The applicant has submitted a preliminary site plan. Preliminary analysis indicates additional parking, landscaping, or open space may be required. If the City Commission approves the requested zoning changes, the applicant understands that he still must submit detailed site, architectural, and landscaping plans for site plan review.
