AN ORDINANCE OF THE CITY OF DANIA, FLORIDA, APPROVING
THE "DANIA DISTRIBUTION CENTRE" PLAT, SUCH PROPERTY
BEING LOCATED AS THE VACANT PROPERTY LOCATED ON THE
SOUTH SIDE OF DANIA BEACH BOULEVARD BETWEEN SW 12T"
AVENUE (EXTENDED) AND THE C-10 CANAL , IN THE CITY OF
DANIA AND LEGALLY DESCRIBED IN EXHIBIT "A", A COPY OF
WHICH IS ATTACHED TO THIS ORDINANCE; ACCEPTING THE
DEDICATION FOR PUBLIC USE OF ALL STREETS, HIGHWAYS AND
ALLEYS AS SHOWN ON SUCH PLAT OF "DANIA DISTRIBUTION
CENTRE" PLAT; PROVIDING FOR SEVERABILITY, FURTHER,
PROVIDING FOR AN EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF DANIA BEACH,
FLORIDA:
Section 1. That the plat of "Dania Distribution Centre" (PL-32-02), an Ordinance of
the City Of Dania Beach, Florida, approving the "Dania Distribution Centre" plat, such property
being located in the City Of Dania Beach and legally described in exhibit "A", a copy of which
is attached to this ordinance; is hereby accepted and approved. The City of Dania Beach
consents and agrees that such plat may be recorded in the Public Records of Broward
County, Florida, upon further approval of all agencies of Broward County, Florida, having
jurisdiction in the matter.
Section 2. That the dedication for public use of all streets, highways and alleys, as
shown on the plat of "Dania Distribution Centre" plat, is accepted by the City of Dania Beach,
Florida.
Section 3. That all ordinances or parts of ordinances in conflict with the provisions of
this ordinance are hereby repealed.
Section 4. That this ordinance shall take effect immediately at its time of passage.

RE: Gunster-Yoakley, Attorneys at Law, representing Dania
Distribution Centre, Ltd., concerning vacant property bound by
Dania Beach Boulevard on the north, SW 12th Avenue
(extended) on the east, the C-10 Canal on the west, and the
Stirling-Levy Commerce Park on the south.
VA-30-02 —Variance Request:
1. Variance to provide 19% pervious area (30% required).
2. Variance to allow a generalized landscape variance
from Chapter 26 (Vegetation) of the City Code.
SP-31-02 - Site Plan Approval request to construct a 220,000
square foot Industrial/Office/Distribution Complex
PL-32-02 — Preliminary Plat approval request for the "Dania
Distribution Centre Plat"
DATE: August 21, 2002
The applicant proposes a new 220,000 square foot Industrial/Office/Distribution
Complex directly behind the Stirling Commerce Park. The property is zoned I-G
Industrial General. Access will be via a 25 foot easement that runs along the
south lot line and SW 12th Avenue.
No access to Dania Beach Boulevard is proposed and there are no plans to
extend SW 12 Avenue to Dania Beach Boulevard. Both the Fire Marshall and
Public Works/Utilities Director have determined that adequate access has been
provided (see attached letters dated August 26, 2002 and September 17, 2002).
The site plan meets or exceeds parking, setback, loading, building height, and lot
coverage requirements. Variances have been requested for landscaping and
pervious area.
Staff has requested that most of the landscaping be located along north lot line to
buffer the complex from the residential community north of Dania Beach
Boulevard. The zoning code requires a 10 foot landscape buffer in this area. The
applicant has provided a 17 foot wide buffer along the north lot line (double row of
live oaks) plus a 10 foot buffer in front of each building (foxtail palms). No
loading/unloading doors face the residential property to the north.
The Public Works/Utilities Director indicates that the 11% reduction in pervious
area has been sufficiently mitigated (See attached letter dated September 17,
2002). The Public Works/Utilities Director also requests the applicant address
drainage on SW 12th Avenue.
To allow BSO the ability to better view the interior of the project from Dania Beach
Boulevard, staff has recommended an eight foot metal picket fence instead of the
usual opaque wall.
