A RESOLUTION OF THE CITY OF DANIA BEACH,APPROVING THE VARIANCE
REQUEST SUBMITTED BY SALVATORE AND ANGELA MANCINO, FROM
CHAPTER 28 ZONING,ARTICLE 4 DISTRICT REGULATIONS, SCHEDULE OF
LOT, YARD AND BULK REGULATIONS, FOR PROPERTY LOCATED AT 4532
SW 34T"TERRACE, DANIA BEACH; PROVIDING FOR CONFLICTS; FURTHER,
PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, the Dania Beach Code of Ordinances, Chapter 28 Zoning, Article 4 District
Regulations, Schedule of Lot, Yard and Bulk Regulations, sets the setback requirements for the
City of Dania Beach; and
WHEREAS Salvatore and Angela Mancino have applied for a variance (VA-26-02)to allow
a concrete ramp and handrail (to permit handicap access) immediately adjacent to a side yard lot
line (7 foot setback required) for property located at 4532 SW 34'h Terrace, Dania Beach; and
WHEREAS, the Planning & Zoning Board on June 19, 2002, recommended that the City
Commission grant variance request VA-26-02 based upon the criteria set forth in section 10.13 of
Article 10, of Chapter 28, Zoning, of the Code of Ordinances of the City of Dania Beach;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY OF
DANIA BEACH, FLORIDA:
Section 1. That that certain application VA-26-02, for a variance as described above (from
requirements in Chapter 28, Zoning, Article 4 District Regulations), a copy of which is attached as
Exhibit "A" is approved.
Section 2 . That all resolutions or parts of resolutions in conflict with this resolution are
repealed to the extent of such conflict.
Section 3. That this resolution shall be in force and take effect immediately upon its passage
and adoption.

SUBJECT: Variance request to allow a concrete ramp and handrail
adjacent to a side yard lot line (7 foot setback required).
APPLICANT: Salvatore and Angela Mancino, for property located at 4532
SW 34th Terrace.
DATE: July 9, 2002 City Commission Meeting
Applicant has requested a side yard setback variance to install a pedestrian ramp
and handrail along the north lot line of a single family home. There is currently a
stairway in this same setback area. It appears from the sketch that the stairway
would be replaced with the ramp. The ramp is necessary to provide wheelchair
access to the rear of the property.
The adjacent home (to the north) appears to be setback at least 10 -12 feet from
the proposed ramp. In addition, the properties are separated by a 6' fence.

Dear Mr. Leeds:
As discussed with you earlier this variance request for Mr. Salvatore Mancino has to do
not so much with a hardship due to the building, but a real physical hardship due to the
fact that Mr. & Mrs. Mancino are both legally handicapped and are in wheelchairs.
This request is to make his residence "ADA" accessible by re-building and expanding an
existing "non-complying" ramp and landing into the side set back. It is my hope and
desire that you will approve and assist with this request for these"very needy" elderly
people.
Please accept this request to approve the modification to an existing non-conforming
patio-slab landing and concrete ramp to extend to 1 ft. from the North property boundary
line.
