RESOLUTION NO. 2002-122
CH A RESOLUTION OF THE CITY OF DANIA BEACH,
FLORIDA, APPROVING THE SITE PLAN REQUEST
SUBMITTED BY UNION N. BETHEL, FOR PROPERTY
LOCATED AT 4634 & 4638 SW 32ND AVENUE, DANIA
BEACH; PROVIDING FOR CONFLICTS; FURTHER,
PROVIDING FOR AN EFFECTIVE DATE.

WHEREAS, Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the
City of Dania Beach, Florida, states that a site plan is required as a condition to the
issuance of a building permit; and
WHEREAS, Union N. Bethel has applied for site plan approval for the proposed
construction of a duplex to be located at 4634 &4638 SW 32"d Avenue, Dania Beach; and
WHEREAS, the Planning & Zoning Board on November 28, 2001, recommended
that the City Commission grant the site plan request (SP-54-01), based upon the criteria
set forth in Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the City of
Dania Beach;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH, FLORIDA:
Section 1. That that certain application (SP-54-01)for site plan approval, a copy of
which is attached and made a part of this Resolution as Exhibit "A" is approved.
It is further noted that the original Site Plan is maintained in the office of the Growth
Management Department of the City of Dania Beach.
Section 2. That based upon the criteria set forth in Section 8-4(p) of Article 1 of
Chapter 8, of the Code of Ordinances of the City of Dania Beach, all site plan approvals
shall automatically expire and become null and void unless building permits are obtained

on or before 18 months from the date of this resolution.
Section 3. That all resolutions or parts of resolutions in conflict with this resolution
are repealed to the extent of such conflict.
Section 4. That this resolution shall be in force and take effect immediately upon its
passage and adoption.

EXISTING ZONING: Broward County R-3 (Multi-family)
LAND USE PLAN
DESIGNATION: Low Medium Density Residential
• (10 Dwelling Units per Acre)
PROPERTY SIZE: Approximately 0.49 Acres (75' x 290')
APPLICANT: Union N. Bethel
The current zoning designation permits the construction of a five-unit apartment
building. The applicant initially proposed a duplex, both units to be constructed
on the second floor of a two-story structure. The first level is to be used as an
open carport and resident's shop area. The applicant has revised the site plan
to show a one story duplex.
The revised site plan complies with parking, open space, lot coverage, building
height, and front, side, and rear yard setbacks.
RECOMMENDATION
