AN ORDINANCE OF THE CITY OF DANIA, FLORIDA, APPROVING
THE "UMT PARCEL" PLAT, SUCH PROPERTY BEING LOCATED IN
THE CITY OF DANIA AND LEGALLY DESCRIBED IN EXHIBIT "A", A
COPY OF WHICH IS ATTACHED TO THIS ORDINANCE; ACCEPTING
THE DEDICATION FOR PUBLIC USE OF ALL STREETS, HIGHWAYS
AND ALLEYS AS SHOWN ON SUCH PLAT OF "UMT PARCEL" PLAT;
PROVIDING FOR SEVERABILITY; FURTHER, PROVIDING FOR AN
EFFECTIVE DATE.
BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF DANIA BEACH,
FLORIDA:
Section 1. That the plat of "UMT PARCEL", an Ordinance of the City Of Dania
Beach, Florida, approving "UMT PARCEL" plat, such property being located in the City Of
Dania Beach and legally described in exhibit "A", a copy of which is attached to this
ordinance; is hereby accepted and approved. The City of Dania Beach consents and agrees
that such plat may be recorded in the Public Records of Broward County, Florida, upon
further approval of all agencies of Broward County, Florida, having jurisdiction in the matter.
Section 2. That the dedication for public use of all streets, highways and alleys, as
shown on the plat of "UMT PARCEL" Plat, is accepted by the City of Dania Beach, Florida.
Section 3. That all ordinances or parts of ordinances in conflict with the provisions
of this ordinance are hereby repealed.
Section 4. That this ordinance shall take effect immediately at its time of passage.

SUBJECT: Preliminary Plat: PL-06-01 (Property located on the west
side of Ravenswood Road south of SW 39th Street)
LOCATION: Property Located on the east side of Ravenswood Road,
north of Griffin Road, and south of SW 42 Street
EXISTING
ZONING: Industrial Research Office Marine (IROM)
PROPERTY SIZE: Approximately 0.4 Net Acres (Approximately 83' x 210')
The applicant has proposed a perimeter plat containing approximately 0.4 net
acres. The property appears to be located directly south of Flossie's Bar.
The Public Works/Utilities Director has indicated no objection to the proposed
plat. Fire-Rescue also indicates no objection.
Broward County may require 10' utility easements adjacent to the perimeter of
the plat.
Development of this parcel is subject to the Chapter 26 (Vegetation) of the City
Code. Chapter 26 requires, among other things, the preservation or "on-site"
relocation of certain types of trees. Staff suggests applicant review both Chapter
26 and Chapter 28 (Zoning) of the City Code to determine the full compliment of
landscape, tree preservation, and zoning requirements relating to this property.
