A RESOLUTION OF THE CITY OF DANIA BEACH, FLORIDA,APPROVING
A SPECIAL EXCEPTION REQUEST SUBMITTED BY ATT WIRELESS
SERVICES, FOR PROPERTY LOCATED AT 1870 GRIFFIN RD., DANIA
BEACH, FOR A SPECIAL EXCEPTION USE TO ALLOW THE PLACEMENT
OF STEALTH CELLULAR ANTENNAS ON THE SOUTH AND WEST FACE
OF THE DANIA BEACH AIRPORT HILTON HOTEL,AS PROVIDED FOR IN
THE ZONING APPENDIX, ARTICLE VIII, TELECOMMUNICATION
TOWERS AND ANTENNAS; SECTION 33-308 ZONING DISTRICTS,
HEIGHT AND SETBACK REQUIREMENTS, ETC.; PROVIDING FOR
CONFLICTS; FURTHER, PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, Chapter 28, Zoning Appendix, Article VIII, Telecommunication Towers
and Antennas; Section 33-308, Zoning districts, height and setback requirements, etc.
provides for Stealth towers or stealth rooftop and building mounted antennas as special
exceptions in districts zoned C-2 (Commercial); and
WHEREAS, ATT Wireless Services, have applied for a special exception use to
allow the placement of Stealth Cellular Antennas on the south and west face of the Dania .
Beach Airport Hilton Hotel located at 1870 Griffin Rd., Dania Beach, which is in a C-2
(Commercial) Zoning District; and
WHEREAS, the Planning & Zoning Advisory Board on November 15, 2000,
recommended that the City Commission grant the special exception request, based upon
the criteria set forth in Chapter 28, Zoning, Article 6, Supplementary Use Regulations,
Section 6.40, Special Exception Uses, of the Code of Ordinances of the City of Dania.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF�DANIA, FLORIDA:
Section 1. That that certain application SE-11-00, for a Special Exception Use
allowing property located at 1870 Griffin Rd., to install Stealth Cellular Antennas, a copy of
which is attached and made a part of this Resolution as Exhibit "A", is approved with the
following conditions:
A motion was made by Commissioner Cali, seconded by Commissioner Etling, adopting
the Resolution approving SE-11-00 with the following conditions:
(1) The applicant shall provide sufficient funds ($5,000) to the City Tree Landscape
Fund to mitigate the visual impact of cell-related facilities in the City;
(2) Applicant will change the color of the equipment shelter to match the color of the
building;
(3) Applicant will confirm that the equipment shelter complies with Airport Height (FAA
Part 77) Criteria.
Section 2. That all resolutions or parts of resolutions in conflict with this resolution
are repealed to the extent of such conflict.
Section 3. That this resolution shall be in force and take effect immediately upon its
passage and adoption.

SUBJECT: SE-11-00: Special Exception for Stealth Cellular Antenna at Dania
Beach Airport Hilton Hotel
This is a Special Exception request to allow the placement of stealth cellular antennas
on the south and west face of the Dania Airport Hilton hotel. The request includes the
placement of an equipment structure on the roof of the hotel.
The applicant indicates the proposed antennas will be painted the same color as the
hotel exterior. The accessory equipment shelter will be located on the roof of the hotel
and appears to extend above the parapet wall so as to be partially visible. With respect
to special exception approval:
• 1) The Building Official has approved the wind-load certification provided by the
applicant.
2) The proposal is for a stealth facility located on the roof of a multi-story building
located in a C-2 Commercial District, surrounded by non-residential zoning and
development.
3) The proposal eliminates the need for a monopole antenna at this location.
4) ATT has certified that construction and operation of the facility will not interfere
with aviation-related communications.
Staff requests the applicant provide sufficient funds ($5,000) to the City Tree Landscape
Fund to mitigate the visual impact of cell-related facilities in the City of Dania Beach.
STAFF RECOMMENDATION Approval, subject to:
1) Applicant changing the color of the equipment shelter to match the color of the
building, and
2) Applicant confirming that the equipment shelter complies with Airport Height
(FAA Part 77) Criteria.
PLANNING AND ZONING ADVISORY BOARD RECOMMENDATION Approved,
subject to staff comments (1) and (2) above and $5,000 dedication to City landscape
fund.

The purpose of this letter is to confirm the windloads used in the structural design of the subject
cellular installation. The design of the structural members and the anchoring of the antennas and
mechanical system provides adequate margin for future additions. The design pressure used
bounds the wind pressure for this site in Dania, Florida. The existing structure can adequately
accept the live and dead loads created by this installation.
The following wind load criteria was used in determining the wind force in accordance with
ASCE 7-98 Exposure Class "C".

Gust Factor 1.12
Shape Factor 1.00
