WHEREAS, Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the City of Dania Beach, Florida, states that a site plan is required as a condition to the issuance of a building permit; and WHEREAS, The City of Dania Beach has applied for site plan approval for the placement of a Police Substation to be located at 803 NW 1st Street, Dania Beach; and WHEREAS, the Planning &Zoning Board on January 17, 2001, recommended that the City Commission grant the site plan request (SP-04-01), based upon the criteria set forth in Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the City of Dania Beach; NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY OF DANIA BEACH, FLORIDA: Section 1. That that certain request (SP-04-01) for site plan application, is approved. Section 2. That based upon the criteria set forth in Section 8-4(p) of Article 1 of Chapter 8, of the Code of Ordinances of the City of Dania Beach, all site plan approvals shall automatically expire and become null and void unless building permits are obtained on or before 18 months from the date of this resolution. The proposal contemplates the "adaptive reuse" of a vacant multi-family (five unit) one-story building. The building is located on the southwest corner of NW 1st Street and NW 8th Avenue across the street from Modelo Park. The building and grounds will be renovated and upgraded. This request is being submitted prior to the completion of building plans to expedite the approval process. Notice has been provided to all property owners within 300 feet.
