A RESOLUTION OF THE CITY OF DANIA BEACH,
FLORIDA, APPROVING , THE SITE PLAN REQUEST
SUBMITTED BY THE DANIA BEACH CITY COMMISSION,
FOR PROPERTY LOCATED AT THE SOUTHEAST CORNER
OF SW 30T" AVENUE AND THE DANIA CUTOFF CANAL,
DANIA BEACH; PROVIDING FOR CONFLICTS; FURTHER,
PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the
City of Dania Beach, Florida, states that a site plan is required as a condition to the
issuance of a building permit; and
WHEREAS, the Dania Beach City Commission has applied for site plan approval for
the proposed construction of a City Marine Park to be located at the Southeast corner of
SW 301h Avenue and the Dania Cutoff Canal, in Dania Beach; and
® WHEREAS, the Planning &Zoning Board on February 21, 2001, recommended that
the City Commission grant the site plan request (SP-05-01), based upon the criteria set
forth in Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the City of Dania
Beach;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH, FLORIDA:
Section 1. That that certain,application (SP-05-01) for site plan approval, a copy of
which is attached and made a part of this Resolution as Exhibit"A" is approved subject to
ingress and egress reviewed by traffic consultant.
It is further noted that the original Site Plan is maintained in the office of the Growth
Management Department of the City of Dania Beach.

Section 2. That based upon the criteria set forth in Section 8-4(p) of Article 1 of
Chapter 8 of the Code of Ordinances of the City of Dania Beach, all site plan approvals

shall automatically expire and become null and void unless building permits are obtained
on or before 18 months from the date of this resolution.
Section 3. That all resolutions or parts of resolutions in conflict with this resolution
are repealed to the extent of such conflict.
Section 4. That this resolution shall be in force and take effect immediately upon its
passage and adoption.

RE: Site Plan for "Griffin Marine Park" (City Park) located at the
southeast corner of SW 30th Avenue and the Dania Cut-Off Canal
APPLICANT: City of Dania Beach
DATE: February 22, 2001
The subject parcel consists of approximately 1.70 acres of City-owned land located on
the east side of NW 30th Avenue (the entrance road to Alandco/Port 95), just south of
and adLacent to the Dania Cut-Off Canal. The property is designated "Open Space and
Recreation" on the Future Land Use Map. Landscaping will consist of both existing
vegetation and new plantings.
Park facilities include two boat-launching ramps, nine "car" parking spaces, 12 car/trailer
parking spaces, and restroom facilities (two alternative locations are indicated).
Vehicular access is provided from NW 301h Avenue.
There will be no vehicular connection to the adjoining residential area. Pedestrian
access will be provided via a five-foot sidewalk from SW 45th Street, located just south
of the park.
Staff is still researching the following issues-. park/street Lighting, residential buffer
(south lot line), and hours of operation.
STAFF RECOMMENDATION:
Approval, subject to addressing the above mentioned issues.
