HomeMy WebLinkAboutR-2001-083 RESOLUTION NO. 2001-083 A RESOLUTION OF THE CITY OF DANIA BEACH, FLORIDA, APPROVING THE SITE PLAN REQUEST SUBMITTED BY JAMES SAVAGE, FOR PROPERTY LOCATED AT 231 SW 11T" STREET, DANIA BEACH; PROVIDING FOR CONFLICTS; FURTHER, PROVIDING FOR AN EFFECTIVE DATE. WHEREAS, Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the City of Dania Beach, Florida, states that a site plan is required as a condition to the issuance of a building permit; and WHEREAS, James Savage has applied for site plan approval for the proposed construction of an additional 2 bedroom / 2 bath residential dwelling unit to an existing single family structure located at 231 SW 11th Street, Dania Beach; and WHEREAS, the Planning &Zoning Board on April 18, 2001, recommended that the City Commission grant the site plan request(SP-24-01), based upon the criteria set forth in Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the City of Dania Beach; NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY OF DANIA BEACH, FLORIDA: Section 1. That that certain application (SP-24-01) for site plan approval, a copy of which is attached and made a part of this Resolution as Exhibit "A" is approved, and it is further noted that the original Site Plan is maintained in the office of the Growth Management Department of the City of Dania Beach. Section 2. That based upon the criteria set forth in Section 8-4(p) of Article 1 of Chapter 8, of the Code of Ordinances of the City of Dania Beach, all site plan approvals • shall automatically expire and become null and void unless building permits are obtained R-SP-24-01 SAVAGE.doc 1 RESOLUTION NO. 2001-083 on or before 18 months from the date of this resolution. Section 3. That all resolutions or parts of resolutions in conflict with this resolution are repealed to the extent of such conflict. Section 4. Leeds, AICP Growth Management Director DATE: May 8, 2001 SUBJECT: SP-81-99 Site Plan Request for a Duplex LOCATION: 231 SW 11th Street PROPERTY SIZE: 8,000 sq. ft. SURROUNDING ZONING: RD-6000 SURROUNDING LAND USE: Low Medium 10 The site is located at 207 Southwest 11th Street. The applicant proposes to add a second dwelling unit to an existing single-family home. The proposed second unit is a two story building (garage on first floor, residence on second floor) located to the rear of the existing home. The new dwelling (second floor) unit is approximately 880 square feet in area. The existing home and new garage/residence will be connected with a trellis. Vehicle access to the new dwelling is provided via an alley. A mix of single family and duplex homes characterizes this street. The site plan complies with all applicable zoning requirements (setbacks, building height, building coverage, and parking). The site plan indicates 53% pervious area (Minimum 40% required).
