A RESOLUTION OF THE CITY OF DANIA BEACH,
FLORIDA, APPROVING THE SITE PLAN REQUEST
SUBMITTED BY JORGE H. GARCIA REPRESENTING THE
HUMANE SOCIETY OF BROWARD COUNTY FOR
PROPERTY LOCATED AT 2070 GRIFFIN RD., DANIA
BEACH FL; PROVIDING FOR CONFLICTS; FURTHER,
PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the
City of Dania Beach, Florida, states that a site plan is required as a condition to the
issuance of a building permit; and
WHEREAS, Jorge H. Garcia representing the Humane Society of Broward County
has applied for site plan approval for the proposed construction of a 23,000 sq ft addition to
the existing facility located at 2070 Griffin Rd., Dania Beach; and
WHEREAS, the Planning &Zoning Board on April 18, 2001, recommended that the
City Commission grant the site plan request(SP-63-00), based upon the criteria set forth in
Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the City of Dania Beach;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH, FLORIDA:
Section 1. That that certain application (SP-63-00) for site plan approval,'a copy of
which is attached and made a part of this Resolution as Exhibit "A" is approved, subject
to the following being addressed prior to issuance of any building permits:
1) Easements shall be vacated. Waivers will suffice for easements located under
parking and landscaping or as agreed to by the City Attorney;
(2) Building colors compatible with the existing building (color rendering suggested);
(3) Payment of any outstanding cost recovery fees with the understanding that
Laurence Leeds be given flexibility to install a sign and landscaping in the future.

It is further noted that the original Site Plan is maintained in the office of the Growth

Management Department of the City of Dania Beach.
Section 2. That based upon the criteria set forth in Section 8-4(p) of Article 1 of
Chapter 8, of the Code of Ordinances of the City of Dania Beach, all site plan approvals
shall automatically expire and become null and void unless building permits are obtained
on or before 18 months from the date of this resolution.
Section 3. That all resolutions or parts of resolutions in conflict with this resolution
are repealed to the extent of such conflict.
Section 4. That this resolution shall be in force and take effect immediately upon its
passage and adoption.

RE: Site Plan Approval: 23,000 Square Foot OfficeNeterinary
Addition to the Humane Society (located on the south side of
Griffin Road between Ravenswood Road and the CSX
Railroad Tracks)
SITE PLAN: The applicant has submitted a site plan for a 23,000 square
foot two story addition to the Humane Society. This property is zoned Broward
County B-3. The Future Land Use Map designation is "Commercial".
The existing building provides approximately 1 space per each 250 square feet of
office use floor area (No parking was provided for veterinary use areas). Parking
for the new addition provides parking for both the office and veterinary use areas.
The plan complies with setbacks, loading, and pervious area requirements.
Architectural treatment along Griffin Road resembles a two-story office building
and is compatible with the existing building.
Site access is via both Ravenswood and Griffin Road.
STREET VACATION: The site plan includes portions of Pine Street and
Parkway Streets. Staff has requested (and the City Attorney has provided)
confirmation that these streets now within the ownership and control of the
Humane Society.
LEASED PROPERTY: The site plan uses "leased" property to comply with
landscaping and parking requirements (20 Year lease beginning April 28, 1998,
with option to extend for two successive 20 year renewal periods for a possible of
60 years).
EASEMENTS: The site plan shows three easements beneath landscaping,
parking, and in one instance, the proposed building addition. Prior to issuance of
building permits, easements shall be vacated. Waivers will suffice for easements
located under parking and landscaping or as agreed to by the City Attorney.
