A RESOLUTION OF THE CITY OF DANIA BEACH, APPROVING THE SIGN
ADJUSTMENT REQUEST SUBMITTED BY ATLAS SIGNS REPRESENTING
CITIBANK AND THE BROWARD COUNTY LIBRARY, FROM CHAPTER 28,
ZONING, ARTICLE 28, SIGNS, FOR PROPERTY LOCATED AT 255 EAST
DANIA BEACH BLVD, DANIA BEACH; PROVIDING FOR CONFLICTS;
FURTHER, PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, the Dania Beach Code of Ordinances Chapter 28 Zoning, Article 28, Signs,
sets the signage criteria for specific zoning districts within the City of Dania Beach; and
WHEREAS, Atlas Signs representing Citibank and the Broward County Library, have
applied for a sign adjustment (SA-45-01) to allow for the following signage:
Site Plan Location "A": Proposed Combination Broward County Library/Citibank Signs to be
located on the rear(NE 1 st Terrace)and the front(Dania Beach Boulevard) of the Citibank
Building. Reduction of each existing Citibank sign to 60 square feet and combine it with a
new 60 square feet library sign in one cabinet. The total sign area for the combined
Citibank/Library sign would be 120 square feet per sign (6' x 20').
Site Plan Location "D": Replacement Wall Signs for the "Citibank Tower". Citibank
currently has three 80 square foot signs located on the east, south, and west face of the
Citibank"Tower". These signs are prohibited under the current code. Replacement of all
three signs with a new Citibank sign and logo.
Site Plan Location "F": New Citibank Pole Sign located on Dania Beach Boulevard. A new
pole sign (50 square feet, height not provided)to be located at the southwest corner of the
site on Dania Beach Boulevard. Replacement of the existing pole sign with this new pole
sign. (Height and sign area of the existing pole sign is not provided.)
within the Downtown Dania Beach Redevelopment Area, C-1 Zoning District, for property
located at 255 East Dania Beach Blvd., Dania Beach; and
WHEREAS, the Planning &Zoning Board on August 15, 2001, recommended that the City
Commission grant the sign adjustment request SA-45-01 for site plan locations "A" and "D" and
recommended denial of site plan location"F", based upon the criteria set forth in Article 28, Section
28.200. "Relief from requirements; Sign Adjustment;Variances", of Chapter 28,Zoning, of the Code
of Ordinances of the City of Dania Beach;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY OF
DANIA BEACH, FLORIDA:

Section 1. That that certain application SA-45-01, for a Sign Adjustment from Chapter
28 Zoning, Article 28, Si na e, a co of which is attached as Exhibit "A" is approved for Site

Locations "A" and "D" and the denial of Location "F", which would be replaced with a monument
sign.
Section 2 . That all resolutions or parts of resolutions in conflict with this resolution are
repealed to the extent of such conflict.
Section 3. That this resolution shall be in force and take effect immediately upon its passage
and adoption.

SUBJECT: SA-45-01 — Sign Adjustment Request by Mr. Ken Gibson, Atlas
Signs representing Citibank and the Broward County Library
(225 East Dania Beach Boulevard)
Site Plan Location "A": Proposed Combination Broward County Library/Citibank
Signs to be located on the rear (NE 1st Terrace) and the front (Dania Beach
Boulevard) of the Citibank Building
The Broward County Library leases a significant portion of the first floor of the Citibank
Office Building. The library is entitled to a 37'/2 square foot wall sign on both Dania
Beach Boulevard and NE 1st Terrace. Citibank currently has an 80 square foot sign in
both locations.
Citibank proposes to reduce each existing Citibank sign to 60 square feet and combine
it with a new 60 square feet library sign in one cabinet. The total sign area for the
combined Citibank/Library sign would be 120 square feet per sign (6 x 20').
The Downtown Siqn Code allows two separate signs (one for the library and one for the
bank), each sign having a maximum vertical dimension of 2'/2 feet and a maximum area
of 37Y2 square feet.
Members of the Dania Beach Friends of the Library indicate the larger library sign is
necessary so that senior citizens can readily identify the library location.
Site Plan Location "D": Proposed Replacement Wall Signs for the "Citibank
Tower".
Citibank currently has three 80 square foot signs located on the east, south, and west
face of the Citibank "Tower". These signs are prohibited under the current code.
Citibank wishes to replace all three signs with a. new Citibank sign and logo. This
appears to be a "change of copy" with no change in sign size

Site Plan Location "F": New Citibank Pole Sign located on Dania Beach
Boulevard.
Applicant proposes a new pole sign (50 square feet, height not provided) to be located
at the southwest corner of the site on Dania Beach Boulevard. Applicant proposes to
replace the existing pole sign with this new pole sign. The height and sign area of the
existing pole sign is not provided.
Pole signs are prohibited under the Downtown Sign Code. The code allows one
monument sign, set back five feet from Dania Beach Boulevard, 10 feet from the side
lot line, and 30 feet from the intersection of any two streets. The sign can be no larger
than 25 square feet in area, and no more than seven (7) feet in height.
PLANNING AND ZONING ADVISORY BOARD RECOMMENDATION
Location "A" (Combination library/bank wall signs): Approval.
Location "D" (Tower signs): Approval.
Location "F" (Pole sign): Denial.
Please note: Sign replacement or removal as approved by the City Commission should
be completed within 3 months of the Commission action.

that is denied by the zoning code to other lands, buildings or structures in this same zoning district.
4) Provide evidence that the literal interpretation of the provisions of the zoning code would deprive the
applicant of rights commonly enjoyed by other properties in the same zoning district and would work
unnecessary and undue hardship on the applicant.
5) Describe how the requested variance is the minimum variance that will make possible the reasonable
use of the land, building or structure.
• 6) Explain how the grant of the variance(s) will be in harmony with the general intent and purpose of the
zoning code, and that such variance(s) will not be injurious to the area involved or otherwise
detrimental to the public welfare.
