HomeMy WebLinkAboutR-2000-013 RESOLUTION NO. 2000-013 A RESOLUTION OF THE CITY OF DANIA, FLORIDA, APPROVING A SPECIAL EXCEPTION REQUEST SUBMITTED BY WILLIAM AND DAWN CEPEK, OWNERS OF THE SIGN STUDIO, FOR PROPERTY LOCATED AT 2381 GRIFFIN RD., DANIA BEACH, FOR A SPECIAL EXCEPTION USE TO ALLOW THE CONTINUED USE OF A VINYL SIGN SHOP, AS PROVIDED FOR IN CHAPTER 28, ZONING,ARTICLE 4.20 SCHEDULE OF USE REGULATIONS; PROVIDING FOR CONFLICTS; FURTHER, PROVIDING FOR AN EFFECTIVE DATE. WHEREAS, Chapter 28, Zoning, Article 4, District Regulations, Section 4.10, Schedules of Regulations provides for a vinyl sign shop as a Special Exception Use In districts zoned B-2 and C-2; and WHEREAS, William and Dawn Cepek, owners of The Sign Studio, have applied for a special exception use to allow the continued use of a vinyl sign shop in a B-2 (Commercial) zoning district; and WHEREAS, the Planning & Zoning Board on, December 15, 1999 recommended that the City Commission grant the special exception request, based upon the criteria set forth in Chapter 28, Zoning, Article 6, Supplementary Use Regulations, Section 6.40, Special Exception Uses, of the Code of Ordinances of the City of Dania. NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY OF DANIA, FLORIDA: Section 1. That that certain application SE-84-99, for a Special Exception Use allowing property located at 2381 Griffin Rd., Dania Beach, be allowed to continue as a vinyl sign shop, a copy of which is attached and made a part of this Resolution as Exhibit "A", is approved, and the appropriate city officials are directed to execute same. • Section 2. That all resolutions or parts of resolutions in conflict with this resolution 1 RESOLUTION NO 2000-013 are repealed to the extent of such conflict. Section 3. SURROUNDING LAND USE: Low Medium (10) to the East and West: Commercial to the South: and Low (5) to the North The owner of The Sign Studio, located at 2381 Griffin 'Road, is requesting special exception approval to continue operation of an existing vinyl sign fabricating shop and site plan approval for an addition to the existing building. The subject property is currently zoned DB-2. In September of this year the City Commission adopted an amendment to the DB-2 and the C-2 zoning districts to -,-memo ceoeK.doc ailow .his use in the districts as a special exception subject to compliance with the Principal Arterial Commercial Design Standards. The DB-2 district is designed to 'be a low intensity �ommerciai district .or neighborhood and community businesses. The proposed use is consistent with the character of the DB-2 district. There are no manufacturing processes or hazardous materials used in the production of vinyl signs. These vinyl signs are created using standard office equipment. Computers are used to design the sign and the vinyl lettering is created using plotters. The building that is currently used for this business is proposed to be expanded to approximately 2.500 square feet. The scale of the proposed building is not out of character with other commercial structures in the area. In addition, the operations associated with this business are not expected to create a nuisance or negatively impact the health, safety or general welfare of the community. Therefore, the vinyl sign business at this location meets the criteria for special exception approval. provided the site plan complies with the applicable site development standards. Staff Recommendation: Staff recommends approval of the special exception use subject to compliance with the Principal Arterial Commercial Design Standards.
