HomeMy WebLinkAboutR-2000-013.1 RESOLUTION NO. 2000.013.1 A RESOLUTION OF THE CITY OF DANIA BEACH, FLORIDA, APPROVING THE SITE PLAN REQUEST SUBMITTED BY WILLIAM AND DAWN CEPEK, FOR PROPERTY LOCATED AT 2381 GRIFFIN RD., DANIA BEACH; PROVIDING FOR CONFLICTS; FURTHER, PROVIDING FOR AN EFFECTIVE DATE. WHEREAS, Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the City of Dania Beach, Florida, states that a site plan is required as a condition to the issuance of a building permit; and WHEREAS, William and Dawn Cepek have applied for site plan approval for the proposed construction of an addition to the existing building be located at 2381 Griffin Rd., i Dania Beach; and WHEREAS, the Planning & Zoning Board on December 15, 1999, recommended • that the City Commission grant the site plan request (SP-85-99), based upon the criteria set forth in Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the City of Dania Beach; NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY OF DANIA BEACH, FLORIDA: Section 1. That that certain application (SP-85-99)for site plan approval, a copy of which is attached and made a part of this Resolution as Exhibit "A" is approved with the understanding that all new signs shall meet code requirements and that the existing large sign is excluded from approval. It is further noted that the original Site Plan is maintained in the office of the Growth Management Department of the City of Dania Beach. 1 RESOLUTION NO. 2000-013.1 Section 2. That based upon the criteria set forth in Section 8-4(p) of Article 1 of Chapter 8, of the Code of Ordinances of the City of Dania Beach, all site plan approvals shall automatically expire and become null and void unless building permits are obtained on or before 18 months from the date of this resolution. Section 3. That all resolutions or parts of resolutions in conflict with this resolution are repealed to the extent of such conflict. Section 4. That this resolution shall be in force and take effect immediately upon its passage and adoption. Site Plan request for a 1,295 Sq. Ft. addition to the existing business known as the Sign Studio. SURROUNDING LAND USE: Low Medium (10) to the East and West: Commercial to the South: and Low (5) to the North The owner of The Sign Studio. located at 2381 Griffin Road. is requesting special exception approval to continue operation of an existing vinyl sign fabricating shop and site plan approval for an addition to the existing building. The subject property is currently zoned DB-2. In September of this year the City Commission adopted an amendment to the DB-2 and the C-2 zoning districts to cmmemo ceoek.doc allow this use in the districts as a special exception subject to compliance with the Principal Arterial Commercial Design Standards. The DB-2 district is designed to be a low intensity commercial district for neighborhood and community businesses. The proposed use is consistent with the character of the DB-2 district. There are no manufacturing processes or hazardous materials used in the production of vinyl signs. These vinyl signs are created using standard office equipment. Computers are used to design the sign and the vinyl lettering is created using plotters. The building that is currently used for this business is proposed to be expanded to approximately 2.500 square feet. The scale of the proposed building is not out of character with other commercial structures in the area. In addition, the operations associated with this business are not expected to create a nuisance or negatively impact the health, safety or general welfare of the community. Therefore, the vinyl sign business at this location meets the criteria for special exception approval, provided the site plan complies with the applicable site development standards. Staff Recommendation: Staff recommends approval of the special exception use subject to compliance with the Principal Arterial Commercial Design Standards.
