The owner of The Sign Studio. located at 2381 Griffin Road. is requesting
special exception approval to continue operation of an existing vinyl sign
fabricating shop and site plan approval for an addition to the existing building.
The subject property is currently zoned DB-2. In September of this year the City
Commission adopted an amendment to the DB-2 and the C-2 zoning districts to
cmmemo ceoek.doc
allow this use in the districts as a special exception subject to compliance with
the Principal Arterial Commercial Design Standards.
The DB-2 district is designed to be a low intensity commercial district for
neighborhood and community businesses. The proposed use is consistent with
the character of the DB-2 district. There are no manufacturing processes or
hazardous materials used in the production of vinyl signs. These vinyl signs are
created using standard office equipment. Computers are used to design the sign
and the vinyl lettering is created using plotters. The building that is currently
used for this business is proposed to be expanded to approximately 2.500
square feet.
The scale of the proposed building is not out of character with other commercial
structures in the area. In addition, the operations associated with this business
are not expected to create a nuisance or negatively impact the health, safety or
general welfare of the community. Therefore, the vinyl sign business at this
location meets the criteria for special exception approval, provided the site plan
complies with the applicable site development standards.
Staff Recommendation: Staff recommends approval of the special exception
use subject to compliance with the Principal Arterial Commercial Design
Standards.
Plann-ing and Zoning Recommendation: Approval subject to meeting principal
arterial design guidelines.
