A RESOLUTION OF THE CITY OF DANIA BEACH,
FLORIDA, APPROVING THE SITE PLAN REQUEST
SUBMITTED BY STEPHEN ST. CLAIR, OWNER OF
COMPETITION CYCLE, FOR PROPERTY LOCATED AT 901
OLD GRIFFIN RD; PROVIDING FOR CONFLICTS;
FURTHER, PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the
City of Dania Beach, Florida, states that a site plan is required as a condition to the
issuance of a building permit; and
WHEREAS, Steven St. Clair, has applied for site plan approval for the proposed
addition to the existing building known as Competition Cycle Center, located at 901 Old
Griffin Rd.; and
WHEREAS, the Planning &Zoning Board on June 16, 1999, recommended that the
City Commission grant the site plan request(SP-25-99), based upon the criteria set forth in
Section 8.4 of Article 1 of Chapter 8, of the Code of Ordinances of the City of Dania Beach;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH, FLORIDA:
Section 1. That that certain application (SP-25-99)for site plan approval, a copy of
which is attached and made a part of this Resolution as Exhibit "A" is approved with the
following conditions listed in staff report (attached) from Laurence Leeds, Growth
Management Director and agreed upon by Steven St. Clair:
1) Construction of the awnings on the north side of the building as indicated in the
submitted rendering,
2) Installation of awnings as per the rendering and landscaping as shown on the
site plan (dated 10/6/99) prior to issuance of a certificate of occupancy,
3) Restriction of installing overhead doors on the north side of the building as per
the submitted rendering,

4) Compliance with variance conditions (VA-100-99) prior to issuance of building
• permit or as directed by the Growth Management Director after consultation with
the City Attorney,
5) Requirement of a tree removal permit prior to issuance of a building permit,
6) Installation of additional Gumbo Limbo trees placed in equivalent distance along
the new section of building,
7) Installation of a sidewalk, plus additional hedges, trees, and landscaping along
the front of old building as shown on the site plan.
It is further noted that the original Site Plan is maintained in the office of the Growth
Management Department of the City of Dania Beach.
Section 2. That based upon the criteria set forth in Section 8-4(p) of Article 1 of
Chapter 8, of the Code of Ordinances of the City of Dania Beach, all site plan approvals
shall automatically expire and become null and void unless building permits are obtained
on or before 18 months from the date of this resolution.
Section 3. That all resolutions or parts of resolutions in conflict with this resolution
• are repealed to the extent of such conflict.
Section 4. That this resolution shall be in force and take effect immediately upon its
passage and adoption.

MOTORCYCLE SHOP (Continued from the January 25,
2000 Regular Commission Meeting)
LOCATION: 901 OLD GRIFFIN ROAD
EXISTING ZONING: C-3
FUTURE LAND USE: COMMERCIAL
PROPERTY SIZE: 19,004 sq. ft. +/-
SURROUNDING ZONING: C-3 and C-4 TO THE EAST AND WEST;
CANAL TO THE NORTH WITH RS-6000
ACROSS THE CANAL; RM TO THE SOUTH.
SURROUNDING LAND USE: COMMERCIAL TO THE EAST AND WEST;
LOW MEDIUM (1) TO THE SOUTH AND LOW
(5) TO THE NORTH ACROSS THE CANAL.
The subject site is for an addition to a motorcycle shop on Old Griffin Road. On
January 25, 2000, the site plan was approved subject to the addition of shutters,
awnings, and canopies on the north side of the building. The applicant has
submitted a rendering indicating the continuation of the existing building design,
with the addition of brown awnings on the north side of the building. The
awnings appear to be similar to an existing awning on the east side of the
0 building.
Supplemental Staff Recommendation: Approval, subject to:
1) the construction of the awnings on the north side of the building as
indicated in the submitted rendering,
2) installation of awnings as per the rendering and landscaping as shown
on the site plan (dated 10/6/99) prior to issuance of a certificate of
occupancy,
3) no overhead doors to be installed on the north side of the building as
per the submitted rendering, and
4) applicant to comply with variance conditions (VA-100-99) prior to
issuance of building permit or as directed by the Growth Management
Director after consultation with the City Attorney.
