A RESOLUTION APPROVING THE SIGN ADJUSTMENT REQUEST SUBMITTED
BY RONALD P. AND CAROL D. GRAMPA, GRAMPA'S REAL ESTATE INC.,
FROM CHAPTER 28, ZONING, ARTICLE 28, SIGNS, SECTION 28.160.
DOWNTOWN DANIA BEACH REDEVELOPMENT DISTRICT SIGN
REGULATIONS, FOR PROPERTY LOCATED AT 17 SW 1ST STREET, DANIA
BEACH; PROVIDING FOR CONFLICTS; FURTHER, PROVIDING FOR AN
EFFECTIVE DATE.
WHEREAS, the Dania Beach Code of Ordinances Chapter 28 Zoning, Article 28, Signs,
sets the signage criteria for specific zoning districts within the City of Dania Beach; and
WHEREAS, Ronald P. and Carol D. Grampa, Grampa's Real Estate Inc., have applied for
a sign adjustment (SA-101A-99) to allow for a signage which is in excess of the allowed signage
regulations or prohibited by the Downtown Dania Beach Redevelopment District for property
located at 17 SW 1s' STREET, Dania Beach; and
WHEREAS, the Planning & Zoning Board on February 16, 2000, recommended that the
City Commission:
1) Deny sign request relating to the roof signage;
2) Deny sign request relating to the painted wall sign; and
3) Approve sign request relating to the yellow wall sign,
as listed in request SA-101A-99 based upon the criteria set forth in Article 28, Section
28.200. "Relief from requirements; Sign Adjustment; Variances", of Chapter 28, Zoning, of
the Code of Ordinances of the City of Dania Beach;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY OF
DANIA BEACH, FLORIDA:
Section 1. That that certain application SA-101 A-99, for a sign adjustment from Chapter 28
Zoning, Article 28, Signs, Section 28.160. Downtown Dania Beach Redevelopment District sign
regulations, a copy of which is attached as Exhibit "A" is approved with the following conditions:
1 RESOLUTION NO. 2000-051.
1. Ronald P. and Carol D. Grampa, Grampa's Real Estate Inc., are
permitted three (3) signs (roof sign, yellow wall box sign, and pole sign on
U.S. 1;
2. Ronald P. and Carol D. Grampa, Grampa's Real Estate Inc., agree that
the painted wall sign is excluded from this approval and that the said sign
will be removed no later than June 1, 2000;
3. Ronald P. and Carol D. Grampa, Grampa's Real Estate Inc., agree to
install a 24" ficus hedge adjacent to the east face of the building prior to
June 1, 2000.
Section 2 . That all resolutions or parts of resolutions in conflict with this resolution are
repealed to the extent of such conflict.
Section 3. That this resolution shall be in force and take effect immediately upon its passage
and adoption.

NOTICE IS HEREBY GIVEN that a public hearing will be held before the City Commission on March 28,
*2000 at 7:30 p.m., or as soon thereafter as possible, in the City Commission Room, Administrative Center,
100 West Dania Beach Blvd., Dania Beach, Florida 33004, for the purpose of hearing any comments which
might be made to a request, as follows:
1. SA-82-99 — Sign adjustment request by Thomas Cimaglia/Carousel Antiques for property located at 48
South Federal Highway from Chapter 28, Zoning, Article 28, Signs. 28.160. Downtown Dania Beach
Redevelopment District sign regulations. Mr. Cimaglia would like to request that the 3 existing window
(neon) signs be allowed to remain. Legal Description: Town of Dania Plat book B, Page 49, D Lots 11
thru 16 less St Rd., Bilk 22.
2. SA-101A/B-99 — Sign adjustment requests by Ronald P. and Carol D. Grampa, Grampa's Real Estate
Inc., for property located at 17 SW 1st Street also known as "Grampa's Bakery and Restaurant" from
Chapter 28, Zoning, Article 28, Signs. Legal Description: (17 SW 1st Street) Lots 22, 23 less the west 4
feet thereof, Block 22, "Town of Modelo" as recorded in Plat Book B, Page 49 of the public records of
Dade County Florida, Said Lands lying and being in Broward County, Florida.
3. LUF-108-99 - Request by Shelly Eichner of Calvin Giordano and Associates, representing The Shamrock

Southeast 5th Avenue, from Commercial to Low Medium High Density 25 Residential, utilizing 65

RZ-109-99 - Request by Shelly Eichner of Calvin Giordano and Associates, representing The Shamrock
of Broward, LTD., to rezone an approx. 2.6091 acre parcel located east of Southeast 5th Avenue from
Commercial to the proposed R-M(3) zoning district. Legal Description: Parcel A of the Richart Plat, Plat
Book 150 — Page 25.
Information and copies of the proposed petition are available for viewing in the Growth Management Department, 100
West Dania Beach Blvd., Dania Beach, Florida, (954) 924-3645 between the hours of 8:00 a.m. and 4:00 p.m., Monday -
Friday. Interested parties may appear at the public hearing and be heard with respect to the proposed petition.
In accordance with the Americans With Disabilities Act, persons needing assistance to participate in any of these

From Chapter 28, Zoning, Article 28, Signs. Downtown Dania Redevelopment
District sign regulations. Applicant requests:
1) roof sign be allowed to remain (roof signs prohibited by code except when a
roof sign is an integral part of the building),
2) painted wall sign on the east face of the building be allowed to remain
(prohibited by code),
3) yellow wall sign (box sign) on SW First Street to remain (The yellow wall sign
is second wall sign on SW First Street, only one sign is permitted, also, said
yellow sign does not meet code with respect to size, wording, or subject of
wording),
4) Pole sign on U.S. 1 be allowed to remain (pole signs prohibited)
RECOMMENDATION
None of the requested sign adjustments meet the Sign Adjustment Criteria
indicated on Section 28.200 (1) of the Dania Beach Zoning Code. Please note
this is not a reflection of the design, appearance, or aesthetics of any sign.
Roof Sign
Staff: Denial (Applicant maintains that the roof sign is integral part of the
building. A roof sign is permitted by Code if it is an integral part of the building).
Staff disagrees as the roof sign is not an integral part of the building or the
building architecture. The sign is mounted on the roof and is architecturally
separate and distinct from the building.

Yellow Wall Sign:
Staff: Denial, an existing wall sign (channel block) is already provided on the
south building face.
Planning and Zoning Advisory Board: Approval.
Pole Sign:
Staff: Denial (prohibited Sign).
Planning and Zoning Advisory Board: Denial. The Board also recommended
applicant work with staff to permit a "Grampas Restaurant" identification sign
either as a monument siqn or as a roof sign on the vertical architectural feature
of the Florist Shop. The Board suggested it may support variance(s) to this
effect.
Staff comments regarding P and Z Board Recommendation:
A roof sign on the architectural feature of the Florist Shop may be permitted,
subject to size/area variances, if the Florist Shop property is owned by Grampa's
Real Estate. If this is not the case, the suggested Grampa's roof sign would
constitute an "off-premises advertising sign", and would therefore be prohibited.
A monument sign could not be constructed at the exact same location as the
current pole sign, due to corner visibility requirements. A monument sign could
probably be constructed at another location on the site, providing the Florist
Shop property is owned by Grampa's Real Estate.
PLEASE NOTE: If the City Commission denies some or all of the sign
adjustments, said signs shall be removed from the premises by May 31, 2000, to
avoid referral back to the Code Board (This deadline is consistent with the Code
Board Order).

The three existing window (neon) signs are not permitted in the Downtown Dania
Beach Redevelopment District (The sign code makes no distinction for neon
signs other than to permit one neon "open" sign). The applicant is requesting a
sign adjustment to allow the existing neon window signs to remain.
The requested sign adjustments do not meet the Sign Adjustment Criteria
indicated on Section 28.200 (1) of the Dania Beach Zoning Code. Please note
this is not a reflection on the design, appearance, or aesthetics of any sign.
Staff Recommendation: Denial. If the City Commission denies the sign
adjustment the window signs shall be removed from the premises within 60 days
of the City Commission action to avoid referral back to the Code Board.
Planning and Zoning Advisory Board: Approval, subject to removal of the
small wooden (wall) sign on U.S. 1.
