A RESOLUTION OF THE CITY OF DANIA BEACH
FLORIDA, APPROVING THE SITE PLAN REQUEST
SUBMITTED BY JACQUES AND SUZANNE GALLET, FOR
PROPERTY LOCATED ON THE EAST SIDE OF SW 12T"
AVENUE NORTH OF STIRLING ROAD (LOCATED
DIRECTLY BEHIND CARIBE PLAZA), DANIA BEACH;
PROVIDING FOR CONFLICTS; FURTHER, PROVIDING FOR
AN EFFECTIVE DATE.
WHEREAS, Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the
City of Dania Beach, Florida, states that a site plan is required as a condition to the
issuance of a building permit; and
WHEREAS, Jacques and Suzanne Gallet have applied for site plan approval for the
proposed construction of a 30,000 square foot industrial building to be located on the east
side of SW 12th Avenue north of Stirling Road (located directly behind Caribe Plaza), Dania
Beach; and
WHEREAS, the Planning &Zoning Board on July 19, 2000, recommended that the
City Commission grant the site plan request(SP-10-00), based upon the criteria set forth in
Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the City of Dania Beach;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH, FLORIDA:
Section 1. That that certain application (SP-10-00)for site plan approval, a copy of
which is attached and made a part of this Resolution as Exhibit"A" is approved subject to
the following staff conditions, amended as follows:
1) Applicant to revise plan to provide six foot masonry wall in lieu of six foot fence.
2) Applicant to revise landscape plan to show only one tree per parking lot island
and applicant to replace silver buttonwoods on landscape islands with Sabal
Palms.

• 3) Prior to issuance of a C of O, property owner to construct the east portion of SW

the Public Works/Utilities Director confirming approval of street improvement plan
prior to issuance of a building permit).
4) Outstanding cost recovery fees to be submitted prior to issuance of a building
permit (including $250 final landscape inspection fee).
5) 5" high curb to be provided in parking areas.
6) Applicant shall place some architectural detail along SW 12th Avenue and to the rear
of the building that is acceptable to the Growth Management Director.
It is further noted that the original Site Plan is maintained in the office of the Growth
Management Department of the City of Dania Beach.
Section 2. That based upon the criteria set forth in Section 8-4(p) of Article 1 of
Chapter 8, of the Code of Ordinances of the City of Dania Beach, all site plan approvals
shall automatically expire and become null and void unless building permits are obtained
on or before 18 months from the date of this resolution.
Section 3. That all resolutions or parts of resolutions in conflict with this resolution
are repealed to the extent of such conflict.
Section 4. That this resolution shall be in force and take effect immediately upon its
passage and adoption.

Site Plan Fees are calculated as follows:
Residential - $275.00 Base Fee, plus $8.80 per unit for the first 100 units, plus $4.40 for each unit
in excess of 100 units.
Non-Residential/ Hotel-Motel -$275.00 Base Fee, plus $1.10 per 100 sq.ft.for the first 10,000 sq.ft.
plus 0.55 per 100 sq.ft.for that portion in excess of 10,000 sq.ft.

RE: Site Plan for New 30,000 square foot Industrial Building located on
the east side of SW 12th Avenue north of Stirling Road (located
directly behind Caribe Plaza)
DATE: August 22, 2000, City Commission Meeting
The applicant has submitted a site plan for a 30,000 square foot industrial building. This
property is zoned IG (General Industrial). The applicant has not indicated how the
building will be used, although it is designed as a multi-tenant industrial building.
This project abuts SW 12th Avenue (across the street from the Stirling Industrial Park
and is directly north of the existing Caribe Plaza. One driveway is provided on SW 12t
Avenue (the site plan has been approved by the Fire Marshall — see attached).
® Because only the west half of SW 12th Avenue currently exists, the applicant is required
to construct the east half of SW 12th Avenue adjacent to the site. If required by the
Public Works/Utilities Director, the applicant is also required to construct the south half
of SW 1st Street adjacent to the site.
Applicant has not indicated proposed building uses. As such, parking requirements can
only be estimated based upon a "possible mix" of office, industrial, and warehouse uses
as follows: 10% of the building for general office use (1 space/250 square feet of floor
area), 45% of the building for industrial/fabrication use (1 space/500 square feet of
gross floor area), and 45% of the building for warehouse use (1 space/800 square feet
of floor area). Based upon this.formula, applicant has provided sufficient parking.
The plan complies with all setbacks, loading, landscaping, and pervious area
requirements. Applicant has positioned loading and dumpster areas on 12th Avenue.
This is preferable to locating these- facilities to the rear where the site backs up to
undeveloped residentially zoned land. Architectural treatment of the building along SW
12th Avenue and to the rear (adjacent to residential) is minimal.

The applicant has indicated a 6-foot high wood fence separating the subject parcel from
is the adjoining property to the east (undeveloped residentially zoned land). While the
Zoning Code permits either a masonry wall or wood fence, staff supports a masonry
wall. Masonry walls hold up better than wood fences and are less likely to become
damaged or knocked to the ground.
STAFF RECOMMENDATION
Approval subject to the following:
1) Applicant to revise plan to provide six foot masonry wall in lieu of six foot fence.
2) Applicant.to revise landscape plan to show only one tree per parking lot island.
