A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF DANIA
BEACH,FLORIDA APPROVING THE VARIANCE REQUEST SUBMITTED BY
THE PROPERTY OWNER, LISA KRUMSIECK, FROM CHAPTER 28,
"ZONING", ARTICLE 6, "OFF-STREET PARKING", FOR PROPERTY
LOCATED AT 15 SE 2No STREET, IN THE CITY OF DANIA BEACH;
PROVIDING FOR CONFLICTS;FURTHER,PROVIDING FOR AN EFFECTIVE
DATE.
WHEREAS,the Dania Beach Code of Ordinances, Chapter 28,"Zoning",Article 6.21,sets
the off-street parking regulations for the City of Dania Beach; and
WHEREAS, the property owner, Lisa Krumsieck, applied for a variance (VA-03-07) to
allow four (4) parking spaces associated with an office use (Chapter 28, "Zoning", Article 6.21,
"Off-street parking regulations" requires a minimum of seven (7) parking spaces); the subject
property is located at 15 SE 2°d Street, Dania Beach; and
WHEREAS, the Planning & Zoning Board on February 21, 2007, recommended that the
City Commission grant variance request VA-03-07,based upon the criteria set forth in section 10.13
of Article 10, of Chapter 28, "Zoning", of the Code of Ordinances of the City of Dania Beach;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH, FLORIDA:
Section 1. That that certain application VA-03-07, for a variance as described above from
requirements in Chapter 28,"Zoning",Article 6.21,"Off-Street Parking Regulations",of the City of
Dania Beach Code of Ordinances, a copy of which application is attached and made a part of this
Resolution as Exhibit"A", is approved subject to the following conditions:
1) The variance will not run with the land but will apply only as long as the applicant
operates a title agency on the site with no more than two full time employees;
2) The variance will continue only so long as the applicant maintains an interest in the
adjacent property and its parking area,allowing her to use the areas for the subject office
use which condition will be evidenced by the recording by the City of a Unity of Title,to
be recorded at the applicant's expense before a Certificate of Occupancy is issued;
3) Approval of landscape plan;
4) Monument sign prohibited;wall sign shall not exceed 16 square feet in area and 2 '/z feet
in height.
Section 2. That all resolutions or parts of resolutions in conflict with this Resolution are
repealed to the extent of such conflict.
Section 3. That this Resolution shall be in force and take effect immediately upon its passage
and adoption.

RE: 15 SE 2 Street/Request for Variance
Dear Sir/Madam:
Please accept this letter as a request for a variance on the above referenced property.
,The purpose of this request is to allow the operation of my business at this address.
Unfortunately due to the square footage of the building the code requires six parking
spaces. The property currently has parking for four(4) vehicles. The amount of parking is
adequate for my business, I am a licensed Title Insurance Agent and I own a small Title
Insurance Agency, Closing Professionals, Inc. I have owned this business since April
2004 and have been in the Title Insurance industry for over 12 years. The company has
two (2) full time employees, my sister, Maria Grampa and myself. I don't intend to use
this location for any other business than the Title Insurance Agency and do not anticipate
hiring any other employees. I would not require a parking space due to the fact I own
the property next door which also has four (4) parking spaces, my sister, the other
employee, owns and resides in the home two houses away and therefore would not
require a space. In the event we have a closing the clients usually require 1-2 spaces, rare
case 3 possibly 4. We also perform many closings out of the office.
My business is currently in Dania Beach at 499 East Sheridan Street, Suite300 (Regions
Bank Building, formerly Union Planters Bank) I have been at this location for over 2
years. When Regions Bank acquired Union Planters the leases for tenants on the third
floor were not renewed, in anticipation of selling the third floor, is what the management
company has expressed. The second and fourth floors are privately owned. Therefore I
thought the best thing to do is to move the business, but I did not want to leave Dania
Beach, where I have lived for over thirty five (35)years, so where better than a property I
already own and which happens to be in Dania Beach.
We have recently had new stucco put on the house,painted it, replaced some of the
windows, working on replacing the rest of the windows, new landscaping and central air.
I have enclosed some pictures of the property.
Additionally, I have enclosed a copy of my Title Agent License and current Occupational
license.
Hopefully, I have addressed the situation in accordance with the specifications of the
