A RESOLUTION OF THE CITY OF DANIA BEACH, FLORIDA, APPROVING
THE SITE PLAN REQUEST SUBMITTED BY ALL SOUTH FLORIDA
CONSTRUCTION, INC., REPRESENTING THE PROPERTY OWNER DANTE
SILVA, FOR PROPERTY LOCATED AT 20 SW 15 STREET, IN THE CITY OF
DANIA BEACH, FLORIDA; PROVIDING FOR CONFLICTS; FURTHER,
PROVIDING FOR AN EFFECTIVE DATE.
WHEREAS, Section 8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the City of
Dania Beach, Florida, states that a site plan is required as a condition to the issuance of a building
permit; and
WHEREAS,All South Florida Construction, Inc., representing Dante Silva, is requesting
site plan approval for the proposed construction of a 2,000 square foot office building to be located
at 20 SW 15'h Street; and
WHEREAS,the Planning and Zoning Board on February 21, 2007,recommended that the
City Commission grant the site plan request(SP-60-06),based upon the criteria set forth in Section
8.4 of Article 1 of Chapter 8 of the Code of Ordinances of the City of Dania Beach;
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COMMISSION OF THE
CITY OF DANIA BEACH, FLORIDA:
Section 1. That that certain application(SP-60-06)for site plan approval,a copy of which is
attached and made a part of this Resolution as Exhibit"A" is approved,provided that all variances
have been granted with the following conditions to be addressed prior to issuance of a building
permit:
1. Provide signage on alley stating east bound exit only.
2. Address Department of Public Services' comments dated January 18, 2007.
3. Identify traffic control pole location in northwest parking lot island.
4. Provide landscaping on the outside of the wall (west lot line).
5. Revise building elevation.
6. Secure area between office (east lot line) and retail center.
It is further noted that the original Site Plan is maintained in the office of the Community
Development Department of the City of Dania Beach.
Section 2. That based upon the criteria set forth in Section 84(p)of Article 1 of Chapter 8 of
the Code of Ordinances of the City of Dania Beach,all site plan approvals shall automatically expire
and become null and void unless building permits are obtained on or before 12 months from the date
of this Resolution.
Section 3. That all resolutions or parts of resolutions in conflict with this Resolution are
repealed to the extent of such conflict.
Section 4. That this Resolution shall be in force and take effect immediately upon its passage
and adoption.

RE: Variance request 20 S.W. 15 Street
To whom it concerns,
This letter is being written with regard to the variance requested for the property located
at 20 S.W. 15 Street. The existing lot measures 60' (sixty feet)wide which is considered
too narrow to build on with the current required set backs and parking.
In order to develop this vacant land by building the proposed office building,a variance
is needed for the West side set back. Allowing this variance would give way for the
development of an otherwise unused lot which has become a trash dumping area.
Since these types of variances have been approved throughout the city in the past,not
granting this variance would deprive the property owner fair and equal treatment and
create undue hardship by limiting the best use of his property.
The variance requested is the minimum required to provide for reasonable use of the land
as zoned. The planned structure will add beauty to the neighborhood with the added
benefit of increased property values. This building, as designed will not be injurious in
any way to the area or otherwise be detrimental to public welfare.
