AN ORDINANCE ENACTING A NEW SECTION, ' TO BE KNOWN AS SECTION 28-64-A, CON- I CERNING PARKING REQUIREMENTS FOR j PARCELS ZONED R-2 ZONING CLASSIFI- CATION; AND REPEALING THE EXISTING SECTION 28-73, CODE OF ORDINANCES , CITY OF DANIA, FLORIDA; AND PROMUL- GATING AND ENACTING A NEW SECTION, TO BE KNOWN AS SECTION 28-73, CON- j CERTAIN PARKING REQUIREMENTS FOR PARCELS ZONED R-3 ZONING CLASSIFI- CATION; AND REPEALING ALL ORDINANCES f IN CONFLICT HEREWITH; AND PROVIDING THAT THIS ORDINANCE SHALL BE IN FORCE AND TAKE EFFECT IMMEDIATELY UPON ITS PASSAGE AND ADOPTION. i WHEREAS, Ordinance No. 518 of the City of Dania, Florida, concerns generally the zoning classification known as R-Apartment zoning classification which permits the construction of multiple family apartment units on parcels zoned R-Apartment zoning I classification; and WHEREAS, for many years, City of Dania has had zoning i classifications known as R-2 zoning classification and R-3 zoning f classification; and j WHEREAS, there is a discrepancy, or difference, in the i parking requirements that are required under R-Apartment zoning classification as compared to the parking requirements under R-2 i zoning classification and under R-3 zoning classification; and i i WHEREAS, the City Commission desires to make such i 1 i parking requirements uniform under all of said zoning classifi- cations ; and WHEREAS , the City Commission is of the opinion that the i parking requirements under R-2 zoning classification and under k I � i R-3 zoning classification should be amended so as to conform to the parking requirements under R-Apartment zoning classifi- cation. i I NOW, THEREFORE, BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF DANIA, FLORIDA: { i i Section 1. That a new section to be known as Section i 28-64-A, Code of Ordinances, City of Dania, Florida, be and the 4 same is hereby promulgated and ordained with such new Section I 1 28-64-A to read as follows : 1 t Section 28-64-A - Parking require- ments under R-3 zoning classification (a) For each apartment unit (with an efficiency apartment being considered as one unit) that is to be constructed on a particular site under R-2 zoning classification, 11'2 parking spaces shall be provided for each apartment unit. (b) All access areas, entrance areas or exit { areas (that is, curb cuts) shall not exceed 20 feet in width 9 i j and may be separated from each other by not less than 25 feet. i Further, the number of access areas, entrance areas or exit 1 areas (that is curb cuts) shall be limited so that there shall f be no more than two curb cuts for each 200 feet of street frontage in the parcel on which the apartment units are to be a a constructed. (c) Every parking space shall have minimum dimensions of 10 feet by 20 feet and a minimum total area of 200 square feet. 1 - 2 - I r i 3 1 i (d) In all events, parking shall be "off street" i parking. (e) All required parking shall be located on the i same lot, or parcel, as the building for which the parking i spaces are required. 'I Section 2 . That Section 28-73, Code of Ordinances, City of Dania, Florida, be and the same is hereby repealed in 9 its entirety. 1 Section 3 . That a new section to be known as Section i j 28-73 is hereby promulgated and ordained with such new Section 28-73 to read as follows : i jSection 28-73 - Parking requirements under R-3 zoning classification (a) Where a multiple family apartment building, or multiple family apartment buildings, are constructed on a I 1 site that is zoned R-3 zoning classification and where the total 1 number of apartment units (with an efficiency apartment being considered as one unit) is in excess of 75 units, lz parking spaces shall be provided for each apartment unit, up to and including the first 75 apartment units that are proposed to be constructed at the site. That all ordinances or parts of ordinances in conflict herewith are hereby repealed to the extent of such 1 conflict. i Section 5 .
