AN ORDINANCE REZONING THAT PORTION OF ALL
THAT PART OF THE Wz OF THE Ez OF THE NWy OF
THE NW s OF SECTION 3, TOWNSHIP 51 SOUTH, RANGE
42 EAST, LYING SOUTH OF THE SOUTH LINE OF BLOCK
3 "COLLEGE HOMESITES" (P. B. 55, P. 17) BROWARD
COUNTY), NORTH OF THE NORTH RIGHT-OF-WAY .LINE
OF S. W. 3RD STREET AS SHOWN BY "COLLEGE 'TRACT,
2ND ADDITION", (P. B. 19, P. 197 BROWARD COUNTY),
AND WEST OF THE WEST RIGHT-OF-WAY LINE OF
PHIPPEN ROAD; SAID LANDS SITUATE, LYING AND
BEING IN DANIA, BROWARD COUNTY, FLORIDA, WHICH
LS NOW ZONED R-3 CLASSIFICATION TO R-1 CLASSIFI-
CATION; AND PROVIDING THAT ANY PARTS OF SAID
LANDS NOW ZONED B-2 CLASSIFICATION WILL CON-
TINUE TO HAVE SUCH ZONING CLASSIFICATION; AND
PROVIDING THAT ALL ORDINANCES OR PARTS OF OR-
DINANCES IN CONFLICT HEREWITH BE REPEALED TO
THE EXTENT OF SUCH CONFLICT; AND PROVIDING THAT
THIS ORDINANCE SHALL BECOME EFFECTIVE AS OF ITS
PASSAGE AND ADOPTION, ON THIRD READING.
BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF DANIA,
FLORIDA:
Section 1. That the portion of the following described lands, to wit,
All that part of the W- of the E L of the NW of the NNE
of Section 3, Township 51 South, Range 42 East, lying
south of the south line of Block 3, "COLLEGE HOMESITES"
., (P. B. 551 P. 17, Broward County), north of the north
right-of-way line of S. W. 3rd Street as shav n by "COLLEGE
TRACT, 2ND ADDITION", (P. B. 19, P. 19, Broward
County), and west of the west right-of-way line of Phippen
Road; said lands situate, lying and being in Dania, Broward
County, Florida,
which is now zoned R-3 Classification under the existing zoning classifications of
City of Dania, Florida be and the same are hereby rezoned to R-1 Classification.
To the extent that any part of said lands is zoned B-2, no change shall be made in
such classification and such lands already having a B-2 Classification shall continue
to have a B-2 Classification.
Section 2. That all ordinances or parts of ordinances in conflict herewith be
1 and the same are hereby repealed to the extent of such conflict.

Section 3. That this ordinance shall become effective as of its passage and
adoption on third reading.
