ORDINANCE NO. ,� 9/
AN ORDINANCE ZONING CERTAIN LAND IN THE
j CITY OF DANIA, FLORIDA; CREATING THE
ZONING CLASSIFICATION "AA-1 RESIDENCE".
BE IT ORDAINED BY THE CITY COM[VHSSION OF THE CITY
OF DANIA, FLORIDA:

Section 1: That the zoning classification 11AA-1 Residence"

be and the same hereby is created, which said classification shall have the
i
same rules, regulations, and requirements as the classification "A Residence",
as provided in the Zoning Ordinances of the City of Dania, Florida, except:
a. "AA-1 Residence" shall permit duplexes with a minimum
floor space area of 1, 200 sq. ft. , provided, that where a
duplex is erected on a lot, no other building shall be erected
on said lot for use as living quarters.
b. 11AA-1 Residence" shall permit single family residences
with a minimum floor space area of 1, 000 sq. ft.
C. "AA-1 Residence" shall permit construction only where
the minimum floor level is eighteen (18) inches or more

above the crown of the adjacent or abutting street.
Section 2: That, after lawful hearing the following described
property:
That certain land bounded on the West by S. E. Second
Avenue; on the East by the corporate limits of the City
of Dania; on the South by the corporate Limits of the City
of Dania; and on the North by S. E. Second Street, said
land situate, lying and being in Broward County, Florida;
be and the same hereby is zoned 11AA-1 Residence", as hereinabove de-
fined and as defined in the Zoning Ordinances of the City of Dania, Florida.;
i and all regulations and requirements appertaining to "AA-1 Residence"

z shall apply to the aforesaid property,

l Section 3: All ordinances or parts of ordinances in conflict
herewith be and the same are hereby repealed to the extent of such conflict.
Section 4: This ordinance shall be in force and take effect
immediately upon its passage and adoption.
