HomeMy WebLinkAboutO-1977-143 T7 ORDINANCE NO. 143 AN ORDINANCE AMENDING SECTIONS 5 . 34, 5 . 17 AND 4. 20 OF THE CITY OF DANIA, FLORIDA ZONING ORDINANCE NO. 100 CONCERNING CORNER LOTS , FRONT AND REAR YARDS , SIDE YARDS AND SCHEDULE OF LOT, YARD AND BULK REGULATIONS ; AND PROVIDING THAT ALL ORDINANCES AND RESOLUTIONS IN CONFLICT HEREWITH BE REPEALED TO THE EXTENT OF SUCH CONFLICT; AND PROVIDING FOR AN EFFECTIVE DATE. BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF DANIA, FLORIDA: Section 1. Section 5 . 34 of Zoning Ordinance No . 100 of the City of Dania, Florida, is hereby amended to read as follows : "5. 34 CORNER LOTS . (a) Where any lot is located on any street intersection or where two or more intersecting street lines outline any lot , or where any lot is located upon any corner, one side of the lot facing a street shall be determined to be the front street line of the lot by the orientation of the building facing a street and the other side of the lot facing a street shall be determined to be the street side of the lot , provided I that such choice, in the opinion of the Building Official , shall not be injurious to the existing or desirable future development of surrounding property. The required street side yard shall have the same setback as the front street yard of such lot , and shall have the same provisions, Irequirements and restrictions as a 1 � required front street yard, except that in the RS-6000 ; RD-6000 ; and RS-8000 districts , the required street side yard may have a setback of not less than fifteen (15) feet . , (See Attachment One of this Chapter for illus- tration) . Page 1 1 f � (b) The provisions of Se ction 5 .14 of this Chapter shall apply to the street side �1 yard for a corner lot . Section 2 . Section 5 . 14 of Zoning Ordinance No . 100 of the City of Dania, Florida, is hereby amended to read as follows : 115. 17 EXISTING SINGLE AND TWO FAMILY DEVELOPMENT . A single-family structure or two-family structure located in any RS-6000 , RD-6000 or RS-8000 distr ict existing at the time of adoption of this Chapter which does not comply with the lot , ions for building lots in yard or bulk regulat I ich it is located may be the R-District in wh added onto provided the following conditions i I exist or are met : (a) Front and Rear Yards . No structure shall o I be added onto unless said addition maintains a i minimum front yard of twenty-five (25) feet and a minimum rear yard of ten (10) feet . (See Section 5 . 31 for permitted projections . ) (b) Side Yards . No structure shall be added -.. onto unless said addition maintains a minimum j side yard of seven (7) feet . If a corner lot , a minimum street side yard of fifteen (15) feet shall be provided. (See Section 5. 31 for permitted projections . ) Section 3. Section 4. 20 of said zoning ordinance No . 100 at page 21 , Schedule of Lot , Yard and Bulk Regulations is amended by adding the following : Side Street (feet) to RS-6000 , RD-6000 and RS-8000 of fifteen (15) feet (See attachment, page 21) . Section 4. That except as herein amended all other provisions I of said zoning Ordinance No . 100 shall remain in full force and effect. i Section 5. That all ordinances or parts of ordinances and all resolutions onflict herewith be or parts of resolutions in c and the same are hereby repealed to the extent of such conflict . e Page 2 s . .... _ F7-i: 4 Section 6 .
