ORDINANCE NO. 03-90 I
AN ORDINANCE OF THE CITY OF DANIA, FLORIDA,
j ANNEXING TO THE CITY OF DANIA CERTAIN
1 PROPERTIES DESCRIBED AS THE EAST 158 FEET OF
THE SOUTH 140 FEET OF TRACT 16, OF "SEABOARD
FARMS" , ACCORDING TO THE PLAT THEREOF,
1 RECORDED IN PLAT BOOK 18, PAGE 22 OF THE
PUBLIC RECORDS OF BROWARD COUNTY, FLORIDA,
SAID LANDS SITUATE, LYING AND BEING IN BROWARD
COUNTY, FLORIDA, TOGETHER WITH ANY INTEREST OF
PETITIONERS/OWNERS IN ADJACENT PUBLIC RIGHT-
OF-WAY; PROVIDING FOR FILING OF COPIES; AND
PROVIDING FOR AN EFFECTIVE DATE.

WHEREAS, the owners of that property described hereinbelow
i
have petitioned the City Commission to annex such property to the
City of Dania; and
WHEREAS , the City Commission has determined that :
1 . Such property, in fact , is owned by the petitioner,
WILLIAM SANDBERG AND MASAKO SANDBERG, and no others , as evidenced
by Opinion of Title submitted by N. Sandy Konigsberg, P.A. ,
j Attorney At Law, dated December 5, 1989, a copy of which is

attached hereto as Exhibit A; and
2. Such property is contiguous to the City of Dania,

Florida, and
j3 . Such property is reasonably compact ; and i
i� 4 . The annexation of such property will not result in the
creation of an enclave ; and
WHEREAS, the City Commission has determined further that the

City can provide necessary municipal services to such property;
i
and
WHEREAS, the annexation of such property will be in the best
interest of the City of Dania and its residents .
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COMMISSION OF THE
CITY OF DANIA, FLORIDA:
Section 1 . That the property described as :
THE EAST 158 FEET OF THE SOUTH 140 FEET OF TRACT 16, OF
"SEABOARD FARMS" , ACCORDING TO THE PLAT THEREOF,
RECORDED IN PLAT BOOK 18, PAGE 22 OF THE PUBLIC RECORDS
OF BROWARD COUNTY, FLORIDA, SAID LANDS SITUATE, LYING
AND BEING IN BROWARD COUNTY, FLORIDA,
be and the same is hereby annexed to the City of Dania, Florida .

Section 2 . That the boundary lines of the City of Dania, j

Florida , be and the same are hereby re-defined to include the land
herein described . j

Section 3 . That this ordinance shall be published once a
week for four (4 ) consecutive weeks in a newspaper of general
j circulation within the City of Dania , such publication to occur

between the first and second readings hereof by the City
Commission.
Section 4 . That a certified copy of this ordinance shall be
filed with the Clerk of the Circuit Court of Broward County ,
Florida and with the Department of State of the State of Florida .
Section 5 . That this ordinance shall be in force and take

effect immediately upon its final passage and adoption.
PASSED and ADOPTED on First Reading on the 12th day of
December , 1989.
PASSED and ADOPTED on Second and Final Reading on the 13th
day of February, 1990.

This letter gives an opinion of title on the following pro-
perty, for the purpose of its annexation into the City of Dania.
The East 158 . 0 feet of the South
140. 0 feet of Tract 16 , "SEABOARD
FARMS" according to the Plat
thereof, recorded in Plat Book 18 , page
22 of the Public Records of Broward County
Florida.
The fee simple owner of this parcel is William Sandberg
and Masako Sandberg, his wife.
This opinion of title is based upon information prevalently
relied upon in Broward County, Florida through an Abstract No.
494213 of Attorney ' s Title Services, Inc. which Abstract of Title
and Certificate covers the period of time from the conveyances by
the United States of America to and including the 14th day of
February, 1989 .
This opinion of title does not purport to state easements ,
incumberances, liens, mortgages, and restrictions on the pro-
perty, as I understand that is not required, under Florida
Statutes §171 .044 ( 2) .

CITY OF MANIA, FLORIDA, REGARDING
ADOPTION OF THE FOLLOWING PROPOSED ORDINANCE
NOTICE IS HEREBY GIVEN that the City Commission of the City of Dania, Florida, on
February 13, 1990 at 8:00 p.m. or as soon thereafter as the matter may be heard, will conduct
t a public hearing in the City Commission room of the Dania City Hall, 100 West Dania Beach
Boulevard, Dania, Florida to consider the proposed adoption of the following ordinance entitled:
ORDINANCE NO. 3-90
"AN ORDINANCE OF THE CITY OF DANIA, FLORIDA, ANNEXING TO THE CITY OF DANIA
CERTAIN PROPERTIES DESCRIBED AS THE EAST 158 FEET OF THE SOUTH 140 FEET OF
TRACT 16, OF "SEABOARD FARMS", ACCORDING TO THE PLAT THEREOF, RECORDED IN PLAT
BOOK 18, PAGE 22 OF THE PUBLIC RECORDS OF BROWARD COUNTY, FLORIDA, SAID LANDS

A copy of this proposed ordinance is on file in the office of the City Clerk, City Hall, 100 West Dania
Beach Boulevard, Dania, Florida, and may be inspected by the public during normal working hours.
Interested parties may appear at the aforesaid meeting and be heard with respect to the proposed.
Any person who decides to appeal any decision made by the City Commission with respect to any
matter considered at this hearing will need a record of the proceedings and for such purpose may need
to ensure that a verbatim record of the proceedings is made, which record includes the testimony and
